Project scope
The project scope encompasses Project Management Consultancy (PMC) to provide services for fit-out, refurbishment, and construction projects related to buildings and warehouses (non-process related), within the Emirate of Abu Dhabi. The purpose of the PMC is to oversee all project execution activities on behalf of the client, and to provide project assurance for a timely completion of construction works within budget and to the required specification. The PMC is required to provide sound project management and controls, contract management, quality management, safety management, and environment management practices in accordance with recognized best practices.
Job responsibilities
- Tender and procurement management
- Hold vendor interaction meetings, pre-bid meetings and ensure clarity on queries generated
- Coordination with all consultants, ensuring a unified response to the client’s vision, program, and standards
- Lead the execution of the project in a time-bound manner and hand over the building or other works complete in all respects certified by concerned authorities in the time limit stipulated in the contract agreement of building contractor(s)
- Provide adequate and correct documentation of the project for dealing with legal and contractual aspects of the work
- Review any claim submitted by consultant or contractor(s) and solve any disputes, making sound recommendations to the client
- Review the design consultant justification and recommendations for changes in terms of design, quantities, and specifications when needed and obtain necessary approvals from the client
- Coordinate, manage, and take necessary action to avoid or minimize arbitration cases against the client by any other party. In the event of arbitration cases, PMC will prepare claims or counterclaims, attend hearings and provide all necessary assistance to the client until final settlement of disputes
- Provide all documents, reports, statements of facts, and counter statements of facts for settling audit observations and arbitration cases including attending hearings as and when required by the client and providing necessary support as may be required
- Keep real estate manager and SVP well informed of progress and rising issues, seeking early support when necessary
- Engage with the development teams to align design outputs with budget, schedule, and phasing requirements
- Provide contractual support to the client’s project teams
- Monitor contract compliance, addressing deviations with the client teams
- Assist in contract negotiations, claims management, and dispute resolution
- Prepare and review financial and commercial reports, ensuring accuracy and compliance
Qualifications and experience
- Degree in engineering, law or quantity surveying. MRICS or equivalent certification is preferred
- 12-15 years of contracts management experience in large-scale commercial construction and refurbishment projects
- UAE or regional construction experience is important
Technical skills
- Proficiency in Primavera P6, MS Project, and cost control software
- Proficiency in contract management software (e.g. Oracle Primavera Unifier)
- Demonstrated skill in management of building projects delivery, utilities programs delivery and project management
- Excellent analytical, problem-solving, and decision-making capabilities under tight deadlines
- Exceptional communication skills, both written and verbal in English
