JOB DESCRIPTION / ROLE

Employment: Full Time

A boutique Abu Dhabi based Developer is currently recruiting for a Head Of Property/Asset Management with a strong retail bias.

Roles & Responsibilities
• Ensure effective implementation of business plan from administrative and financial focus by working with professionals in the property management department.
• Recognize and investigate, and communicate issues relating to the project to senior management.
• Carry out review and analysis of monthly property level reports to make sure annual budget is adhered to
• Review and manage value added strategies and capital improvements.
• Be abreast of current trends concerning the demographics, product supply, economic drivers, and job growth that affect a portfolio and take action on them
• Design and implement management strategies necessary for meeting the needs and requirements of the project and strategy.
• Responsible for monitoring appropriate rental income, collecting tenant rents, and adjusting rental rates when necessary to meet financial objectives.
• Carry out various financial obligations, such as payment of bills, budget preparation, compiling of expenditures, and analysis of financial records
• Oversee the hiring and training of specialist contractors or consultants.
• Set and enforce occupancy policies and regulations necessary to maintain order within property premises
• Handle the vacation or eviction of a tenant as well as carry out inspection of tenant apartment prior to vacation to verify its condition
• Maintain a thorough knowledge of property laws and employ this knowledge in performing job duties
• Keep accurate records of property revenue, expenditure, and insurance
• Take part in educational programs and conferences to improve on existing job knowledge and increase personal network.
• Determine the annual budgets and financial monitoring of the project (administration and finance focus), as set by GM.

REQUIREMENTS

The successful candidate will need to have:
• A strong background in Property/ Asset management
• Previous experience of managing Retail Assets, ideally a mall.
• Knowledge and expertise in Property Management IT solutions
• Familiarity and experience of working in the middle east region.
