JOB DESCRIPTION / ROLE

Employment: Full Time

Work closely with the head of department to efficiently manage all matters related to operations of land lease, commercial leasing and property management. The role also includes monitoring compliance of transactions and ensures that support infrastructure is in place to facilitate the closing of deals.

Role can be elaborated as below:
• Manage all land leasing investors’ requests by developing high standards of service and successfully implementing them;
• Submit special inquiries received for land leasing to the land bank and manage the communication between land bank and investors.
• Handle the management of leasing the assigned commercial units at the provided rates from the management;
• Handle the Land Lease Operations and ensure all transactions are recorded, updated on the system and measure transactions Turn around Time (TAT) until the closing of deal;
• Manage all commercial tenants and improve the service provided by developing high standards of service and successfully implementing them;
• Manage the property management activities for the assigned commercial projects;
• Conduct market intelligence and analyze market trends continuously which will help to fix the price to change our Business Strategy;
• Direct and review the continuous improvement of commercial Leasing practices taking into account ‘international best practice’, changes in international standards and changes in the business environment which demand proactive action plans;
• Acquire, negotiate and conclude commercial lease agreements with new prospects in line with approved budget;
• Prepare presentations for DH and management review and exception MEMOs for management approval and give justifications if required;
• Ensuring all relevant documents is attached. Document & archive for all land leases and commercial properties;
• Overlooking land leads from sales force to ensure timely response;
• Review and recommend the re master planning options to land bank;
• Update the land lease and commercial leasing process and policies when required to enhance the quality of process;
• Establish productive working relationships with LUPI in order to obtain relevant documents for inventory availability;
• Reconciliation of land lease inventory in coordination with LUPI;
• Send the price review to business development for update quarterly;
• Handing over documentation to archiving team after leasing of the property;
• Prepare the yearly budget for smooth functioning of land lease & commercial operations activities;
• Prepare presentation for Management review on the ongoing deals and budget updates related to land leasing;
• Prepare the request as per tenant requirement and add justification for the approval (payment deferral, termination of agreement etc) and submit for internal approval;

REQUIREMENTS

• Minimum Qualifications and Knowledge: Bachelor’s degree in Business Management.
• Minimum Experience (number of years): 6 years experience in similar field including Land Lease Operations with at least 3 years managerial experience with the leasing function of a large property company.
