JOB DESCRIPTION / ROLE
The Projects Director will lead the delivery of complex, high-profile real estate developments from start to finish, ensuring compliance with quality, budget, and timeline requirements.
This role also involves managing large project teams, coordinating with stakeholders, and overseeing third-party service providers to optimize project performance and operational efficiency.

Leadership and Department Management
- Provide strategic direction to the Projects department, aligning project priorities with organizational goals.
- Develop and enforce policies, processes, and procedures that support project excellence and compliance.
- Mentor Senior Managers and project teams to foster professional growth and succession planning.
- Collaborate with senior leadership to drive initiatives and optimize cross-departmental processes.
General Project Management
- Oversee large, complex projects, ensuring adherence to timelines, budget, quality, and contractual obligations.
- Conduct regular project reviews and implement corrective actions as needed.
- Establish and maintain documentation and reporting processes for effective stakeholder communication.
- Manage high-level communication with government authorities, clients, and strategic partners to ensure alignment on project goals and regulatory compliance.
Project Initiation and Planning
- Review and approve project briefs, scope statements, and RFPs.
- Evaluate consultant and contractor performance, ensuring alignment with project specifications.
- Lead technical reviews of plans, drawings, and proposals, maintaining organizational standards.
- Provide strategic input for budget planning, resource allocation, and vendor selection aligned with project goals.
Project Control and Risk Management
- Oversee Project Execution Plans, Risk Management, Quality Plans, and BIM strategies to ensure standards and risk mitigation.
- Manage project budgets and schedules, coordinating with finance for cash flow forecasting and budget alignment.
- Ensure effective contract management and procurement strategies, advising on technical and commercial recommendations.
- Proactively manage risks, addressing project challenges promptly and effectively.
Construction Phase Oversight
- Negotiate and finalize construction contracts to align with timelines and budgets.
- Oversee baseline schedules, NOC acquisition, and regulatory approvals to avoid construction delays.
- Conduct site visits and meetings to monitor construction quality and compliance with project specifications.
- Approve payments to consultants and contractors, ensuring value for money and contract compliance.
Monitoring, Reporting, and Change Management
- Implement monitoring processes to maintain adherence to timelines, budgets, and quality standards.
- Oversee change management processes, approving project adjustments and managing scope, schedule, and cost impacts.
- Facilitate regular performance reviews, summarizing progress, risks, and key developments in executive reports.
Closeout and Handover
- Manage closeout activities, ensuring thorough snagging, commissioning, and warranty management.
- Coordinate final inspections, MEP system training, and smooth handover to Facilities Management (FM) teams.
- Conduct project post-mortems to document lessons learned and improvements.
- Finalize project documentation and close open contracts in line with contractual obligations.
