JOB DESCRIPTION / ROLE
We have an exciting role for an experienced Property/Asset Manager with a positive attitude to join our team of professionals. You will be managing the portfolio (circa 50 properties), delivering end-to-end property, administration and client management services.
This role is a challenging and rewarding opportunity where you will be responsible for all facets of the residential portfolio, including:
• Arranging the maintenance
• Annual renewal of maintenance contractor, or negotiation and appointment of new contractor, if needed
• Maintaining a positive, productive relationship with tenants
• Negotiate agreements/contracts with contractors in a timely and reliable manner
• Liaise with the registered agent to attract tenants and facilitate lease renewals
• Collect receivable accounts and handle operating expenses
• Develop and manage annual budgets by forecasting requirements and analyzing variances, data and trends
• Oversee properties’ personnel and assess their performance
• Accomplish financial goals and report periodically on financial performance
• Posting all invoices into the database and ensuring they are paid
• Where required, arrange connection of utilities
• Handling Complaints/Emergencies
REQUIREMENTS
• Proven work experience as property manager
• Fully understanding property management and its financial aspects
• Some technical knowledge to ensure maintenance is adequate and correctly attended to
• In depth knowledge of all rules and regulations surrounding Dubai Real Estate laws
• Competency in MS Office including Word and Excel and relevant databases and software
• Customer focus and bottom line orientation
• Strong communication and presentation skills
• Well organized with excellent time management skills and attention to detail
• Knowledge of management reporting, including financial updates
Must have current drivers license and your own vehicle
