JOB DESCRIPTION / ROLE
A private family office is seeking a highly organised and technically capable Senior Property & Projects Manager to support the Head of Department in the delivery, operation, and long-term performance of a portfolio of high-end residential and commercial properties.
This role combines project delivery, technical oversight, and asset operations, with direct exposure to senior stakeholders and decision-making. The successful candidate will act as a trusted technical and operational lead, managing consultants, contractors, and suppliers while ensuring assets are delivered and maintained to the highest standards. The role requires discretion, sound judgement, and the ability to manage multiple high-value properties concurrently.
Key Responsibilities:
- Manage and oversee construction, refurbishment, and fit-out projects for luxury residential and commercial properties, ensuring delivery in line with approved designs, budgets, and timelines.
- Act as a key liaison between the Head of Department, stakeholders, architects, engineers, consultants, contractors, suppliers, and relevant authorities.
- Support design development, technical coordination, and value optimisation while maintaining the integrity of the stakeholder vision.
- Monitor project and operational budgets, track expenditure, and prepare concise financial and progress reports for senior review.
- Implement and manage planned and reactive maintenance strategies to protect asset value and operational performance.
- Oversee building systems and services (e.g., MEP, BMS, AV, home automation), proactively identifying risks and improvement opportunities.
- Respond promptly to property-related issues and emergencies, coordinating swift and appropriate remedial action.
- Manage procurement activities, supplier relationships, contract administration, and invoicing queries.
- Maintain full technical and statutory documentation including as-built drawings, O&M manuals, warranties, and compliance records.
- Ensure adherence to Health & Safety standards and applicable UAE regulations.
Requirements:
Key Requirements:- Minimum 5 years’ experience in a senior property, project, or technical asset management role.
- Strong on-site experience managing consultants, contractors, and specialist trades.
- Solid understanding of architectural detailing, MEP systems, and construction methodologies.
- Ability to identify, troubleshoot, and resolve complex building and systems issues.
- Experience with luxury, bespoke, or high-value properties is essential.
Technical Skills:
- Working knowledge of BMS, home automation, AV, and IT infrastructure.
- Ability to read and interpret CAD drawings, specifications, schedules, and contracts.
- Familiarity with premium finishes, systems integration, and compliance requirements relevant to luxury assets.
Soft skills:
- Confident communicator; comfortable engaging with senior stakeholders.
- Highly organised, detail-driven, and capable of managing multiple priorities with minimal supervision.
- Calm, pragmatic, and solutions-focused under pressure.
- Professional, discreet, and trusted with sensitive information.
- Able to work autonomously while contributing as a key member of a senior management team.
- Flexible and hands-on.
Additional Requirements:
- Proficient in Microsoft Office Suite.
- UAE driving licence preferred (or ability to obtain one).
- Fluent English required; Arabic/Hindi advantageous.
- Willingness to travel internationally when required.
Salary:
AED
25,000 to 30,000
per month inclusive of fixed allowances.
