The Sales and Marketing Director will lead the sales, leasing, and marketing strategy for a landmark mixed-use and entertainment development in Qatar, targeting HNWIs, institutional investors, and global brands. This role requires strategic leadership, market expertise, and a strong network to drive revenue, brand positioning, and high-profile tenant acquisition.

They focus on creating high-profile lifestyle destinations, integrating luxury residential, hospitality, retail, and entertainment components to attract local, regional, and international audiences.

Description

Strategic Planning and Market Positioning

* Formulate a comprehensive sales, leasing, and marketing strategy aligned with the project's feasibility study and financial objectives.
* Establish market positioning to attract local, regional, and international audiences.
* Conduct in-depth analysis of market trends, customer preferences, and competitor activity to refine pricing, offerings, and positioning.
* Identify target segments, including HNWIs, institutional investors, international tenants, and corporate clients.
* Oversee the creation of a compelling brand identity that highlights the project's unique value proposition in Qatar's real estate market.

Sales Management

* Lead pre-sales and off-plan sales initiatives to maximize early revenue opportunities.
* Develop targeted sales campaigns for villa and residential unit buyers to drive engagement and conversion.
* Build and maintain relationships with HNWIs, brokers, real estate agencies, and institutional investors.
* Oversee negotiation and execution of high-value deals to secure favorable terms.

Leasing Management

* Drive leasing strategy for retail and entertainment spaces, attracting high-profile tenants.
* Build partnerships with global and local retail, F&B, and entertainment brands.
* Oversee lease negotiations, ensuring terms align with financial objectives and tenant satisfaction.
* Manage tenant relationships from onboarding to ongoing engagement to maximize retention.

Marketing Leadership

* Develop and oversee 360-degree marketing campaigns across digital, traditional, and experiential platforms.
* Collaborate with creative agencies, PR firms, and digital marketing partners.
* Work closely with the Design Director to ensure marketing materials and experiences reflect the project's design and lifestyle objectives.
* Lead the development of showrooms, mock-ups, and experiential marketing spaces to captivate buyers and tenants.

Collaboration with Internal and External Stakeholders

* Align with Finance, Design, and Project Directors to ensure seamless coordination of marketing, sales, and operational objectives.
* Establish strong partnerships with brokers, retail brands, and corporate clients to enhance the project's reach and appeal.
* Provide actionable insights from the market to refine the project's offerings and strategies.

Reporting and Performance Management

* Implement a robust reporting system to track:
* Residential sales performance.
* Commercial leasing activity.
* Marketing campaign ROI and effectiveness.
* Customer satisfaction and retention metrics.
* Present data-driven recommendations to optimize sales, leasing, and marketing strategies.

Team Leadership

* Build, train, and mentor a high-performing sales, leasing, and marketing team.
* Foster a results-driven culture that encourages innovation, collaboration, and accountability.

* Extensive network of connections with brokers, HNWIs, retail/F&B brands, and corporate clients.
* Deep understanding of Qatar's real estate market, buyer preferences, leasing practices, and regulatory requirements.
* Global experience in high-profile real estate projects, integrating international best practices with the local market.
* Expertise in digital marketing, CRM tools, and data analytics for customer engagement and campaign optimization.
* Strategic Vision - Ability to conceptualize and implement effective sales, leasing, and marketing strategies.
* Market Knowledge - Comprehensive understanding of Qatar's real estate market and global trends.
* Negotiation Skills - Proven ability to close high-value deals and secure premium tenants.
