Employment: Full Time

Lead and control the business development functions of the company to ensure the integrity, accuracy and timeliness of departmental activities. Actively pursue development opportunities (leasehold, acquisition and management agreement) across KSA territories. Responsible for all initial landlord negotiations, commission research where necessary to validate trading assumptions, liaise with the development team on design requirements and efficiencies, assist in lease negotiations and the compilation of all feasibilities and Board of Directors submissions.
Additionally, be involved in all commercial negotiations for long-term company wide agreements and the strategic direction associated with maximizing yield across the existing business.
Provide leadership, build the capabilities, connect with and motivate team members both on an individual level and as part of the development team.

Strategy & Planning
• Support business expansion and growth (all divisions) across the KSA.
• Create a strategic plan that communicates the business development vision, mission, values and overall direction. Lead the implementation of the strategic plan, guiding the future vision by setting short, medium and long-term objectives and strategies.
• Responsible for the end-to-end process for Board submissions, which includes feasibility formulation, BAR preparation and coordination with all relevant stakeholders.
• Direct the development and oversee the implementation of policies and standards covering all functions of the Business Development function so that all relevant procedural / legislative and DOA requirements are fulfilled while delivering a quality, cost-effective service to internal and external customers.
• Responsible for establishing and maintaining positive and productive relationships with internal and external stakeholders, industry representatives, municipality and government offices, and communities.

Leadership
• Be a visible, reliable figurehead of the Business Development function internally and externally.
• Lead the business development team, setting the values, mission and vision, and consistently displaying integrity, and developing, empowering and motivating the business development team to meet their agreed goals.
• Promote a culture that reflects the organization’s values, encourages good performance, and
rewards productivity.
• Effectively communicate the function’s strategies, objectives and performance to create a positive culture and team motivation.
• Pro-actively manage potential risk and effectively oversee the current, identified treatable and accepted risks.

Business Development
• Evaluate tenders, concept development and negotiation with partners.
• Initiate and analyze feasibility reviews and make recommendations for Board submissions.
• Conduct regional mapping, identification, sourcing and securing new development opportunities.
• Strategic identification of new development opportunities.
• Travel to all new development opportunities to provide initial feedback and analysis on initial trading expectations and market dynamics.
• Recognizing and analyzing new market drivers and investment opportunities.
• Initial landlord briefings and negotiations on Cinema and Entertainment specifications and requirements.
• Defining development project briefs and assisting analysts in the development in feasibility and sensitivity modeling for all opportunities.
• Liaise with the project development delivery teams.
• Negotiations with local and statutory government authorities.
• Evaluation and recommendation of new cinema concepts.
• Monitor industry trends related to business’s existing products and services to anticipate future trends likely to impact the organization’s profitability, perform the necessary analysis and make recommendations.
• Participate in the design of all new Cinemas and Entertainment concepts, refurbishments to maximize profitability by minimizing gross lettable area. Analyze and determine best in market inclusions from the full suite of services such as; on-line booking and ticketing; and premium products, integral to all developments, providing a distinct point of difference and an attractive yield.

Salary:
SAR 60,000 to 65,000 per month inclusive of fixed allowances.

Requirements

Minimum Experience
• 8-10 years’ experience in Business Development or Commercial Leasing function
• 100m+ in new investments annually with Project Value at 30m – 120m per project
• Strong communication skills in English,
• Exceptional interpersonal, negotiation and influencing skills
• Excellent strategy formulation and implementation skills
• High attention to detail and accuracy
• Effective leadership
• Time management
• Financial or cost management experience
• Demonstrated ability to achieve goals and objectives
• Ability to develop and manage key business relationships
• Structure, initiate and analyze feasibility studies.
• Strong financial and analytical skills
• Good cultural awareness
• Fluent spoken and written Arabic is preferable
