Construction Manager - MEP (Makkah, KSA)

Manage and administer the construction of the Mechanical, Electrical, Plumbing and Fire protection, MEP procurement works undertaken by package Owner’s/Employer’s team, Contractors, sub-contractors, in terms of proactively managing the key project content, coordination, and milestones including, planning, engineering, construction, commissioning and handover under limited supervision. Problem resolution, in advance of impact on the works and interface with other departments in the Construction Management Team.

Quality:
• Ensure zero noncompliance reports by implementing a project specific quality assurance plan at each stage of project.
• Complying with all Company policies, quality procedures, statutory regulations and project specifications.
• Safety: Ensure no loss of time due to injuries at site, mishaps etc. And ensure that all the construction, sub contract works are undertaken in accordance with the project safety plan.
• Time: Ensure all the works carried out on time avoiding any delays, works as per program.
• Cost: Ensure cost control to avoid any potential re works and variations. Ensure proper coordination of MEP, Civil works in avoiding re works.
• Material: Ensure quantities are checked and re checked to completely avoid excess orders. Ensure all procedures of material approvals prior to ordering to ensure zero material rejections.
• Knowledge of documentation & procedures required for testing, balancing and commissioning of equipment/services.
• To interface with a multi discipline project team, to advise the team and fully integrate and coordinate the MEP works into the overall construction process.
• Logistics: Ensure material management to minimize “material lying on site”. And ensure proper planning, handling of materials.
• Maintain documentation on progress, potential delays, and notices to protect company interest. And maintain documentation of approval with design team on exceptions taken at site during execution with management approval.
• To coordinate with the MEP shop drawing consultants in obtaining accurate shop drawings made from IFC design drawings.
• To coordinate with the supervision consultants in obtaining approvals of the MEP shop drawings, Material submittals etc.
• To manage and lead the ‘Owners’ MEP works team, acting as the facilitator between it and the MEP sub-contractors. To coordinate with Owners Civil team, Contractors and sub-contractors while carrying out MEP works.
• To be flexible in adapting to a modular construction working model.
• To advise, organize and monitor all phases of the construction and sub contract works, including, planning, engineering, construction, commissioning and handover.
• Work in conjunction with the commercial team, manage the commercial and financial issues to maximize the outputs and develop the strengths.
• To ensure that all infrastructure related works are complied. To liaise with the authorities for all MEP related approvals & applications like water, sewage and electrical.
• Oversee all aspects of the day-to-day management of the MEP construction and sub contract works.
• Coordinate all the MEP construction, contract and sub contract works.
• Establish the project construction methodology with the construction team, subcontractor and the contractor’s project team.
• Monitor that drawings if any prepared by the sub-contractor are fully coordinated with the civil, architectural and other sub contract works and meet the programme and contract requirements.
• Review designs issued by the professional team to ensure they are fit for purpose.
• Coordination of installation inspection & approval / TOC with government departments and utility companies.
• Coordination of all activities at site and resolving day to day technical issues at site with supervisors.
• Coordination with MEP Coordinator and Civil Team regarding all aspects of MEP work at site. Main initiator for giving MEP Clearance to construction team, contractor, sub-contractors, and clearance to proceed MEP works.
• Check the sequence of work and ensure safe plan for moving the machinery and equipment as planned.
• Advising Project Director/ Engineers on manpower, material and plant requirements for construction activities.
• Issuing instructions to the Site Engineers/Supervisors to complete the work in accordance with Project Planning and Schedules and allocating resources.
• Review of short term planning and advising the Project Director on any anticipated problems.
• Conducting daily meetings with site staff to organize work for the day/next day.
• Preparation of daily reports and daily construction programmes.

Salary:
SAR 20,000 to 25,000 per month inclusive of fixed allowances.

Requirements

• Detailed engineering and construction process knowledge in air conditioning, firefighting, electrical, plumbing, ELV and BMS services for hotels, commercial and light industrial buildings.
• Outline knowledge of civil and architectural design.
• Knowledge of the overall construction processes and operating practices.
• Knowledge of the project planning would be an added advantage.
• Thorough knowledge on process involving design, selection, procurement, fabrication, installation, testing & commissioning of MEP services is required.

Basic salary (based on experience): SAR 20,000 - SAR 25,000
• Housing allowance for family per month = [ (3 x Basic Salary) / 12 ] SAR
• Transportation allowance per month = 1000 SAR
