Leasing Manager

Job description / Role

Key Responsibilities:

Lease Management:
- Oversee and manage the leasing process from inquiry to move-in.
- Negotiate lease terms and conditions with prospective tenants.
- Prepare and execute lease agreements in compliance with legal and company standards.
- Ensure timely lease renewals and handle negotiations as needed.

Marketing and Leasing Activities:
- Develop and implement marketing strategies to promote available units.
- Utilize online platforms, social media, and traditional marketing methods to attract potential tenants.
- Organize property tours, open houses, and respond to tenant inquiries.

Tenant Screening:
- Screen potential tenants, including conducting background checks, credit assessments, and verifying rental history.
- Maintain and ensure compliance with fair housing laws and non-discriminatory practices.

Customer Service & Tenant Relations:
- Build and maintain strong relationships with current and prospective tenants.
- Address tenant inquiries, complaints, and concerns promptly, ensuring a positive experience.
- Assist tenants with move-ins and move-outs, ensuring a smooth transition.

Lease Compliance & Documentation:
- Ensure that all lease agreements, renewals, and documentation are accurately completed and stored.
- Monitor tenants' payment schedules, ensuring compliance with lease terms.
- Coordinate with legal or collections teams for overdue payments or legal actions if necessary.

Market Analysis & Reporting:
- Conduct market research to stay informed about local rental rates and trends.
- Provide regular reports on leasing activity, occupancy rates, and market conditions to management.

Team Collaboration:
- Work closely with property managers, maintenance teams, and other departments to ensure efficient property management operations.
- Provide leadership and support to junior leasing agents or assistants if applicable.
