Project Director

Job description / Role

We are seeking a highly experienced and Project Director to lead and oversee the delivery of high-rise base build projects in Riyadh, KSA. The ideal candidate will have a strong consultancy background, with at least 10 years of experience in PMC roles, covering both project and design management. This role requires expertise in pre- and post-contract phases, extensive Middle East experience, and a strong preference for candidates with direct KSA market knowledge.

Key Responsibilities:

• Lead the successful delivery of high-rise base build projects, ensuring adherence to quality, cost, and schedule objectives.
• Oversee pre-contract activities, including feasibility studies, concept development, design management, and tendering.
• Manage post-contract execution, ensuring alignment with contractual obligations, technical specifications, and client expectations.
• Coordinate with multidisciplinary teams, including developers, contractors, consultants, and regulatory authorities.
• Drive strategic project planning, risk management, and mitigation strategies.
• Ensure compliance with KSA regulations, local building codes, and international best practices.
• Oversee cost management, procurement strategies, and financial reporting.
• Serve as the primary liaison with stakeholders, providing leadership, guidance, and problem resolution.
• Implement and maintain best-in-class project management frameworks, governance models, and reporting systems.
• Lead, mentor, and develop a high-performing project team.

Qualifications & Experience:

• Bachelor’s or Master’s degree in Civil Engineering, Architecture, Construction Management, or a related field.
• Minimum 10 years of experience in PMC, with a strong consultancy background.
• Proven experience in leading high-rise base build projects from inception to completion.
• Expertise in both pre- and post-contract phases.
• Extensive Middle East experience; KSA experience is highly preferred.
• Strong understanding of FIDIC contracts, procurement strategies, and local regulations.
• Exceptional leadership, stakeholder management, and negotiation skills.
• Strong financial acumen with expertise in cost control, budgeting, and value engineering.
• Proficiency in project management software (e.g., Primavera P6, MS Project).
• PMP, PRINCE2, or equivalent Project Management certification is preferred.
