Job description / Role
Role and Responsibilities
- Accountable for the timely and within budget delivery of assigned development project(s).
- Control and monitor the project budget and report on variations immediately.
- Monitor on a daily basis the cost and quality of assigned project(s) and keep the management informed on the progress of the project and budget.
- Regularly report to the Executive Director, Development Management on project progress, concerns, and disputes.
- Oversee and follow up ongoing works with the PMC and Consultants.
- Oversee and follow up with the main contractor, through the PMC and Consultants, on a daily basis.
- Provide detailed input to the Development Planning department during the conceptual stages of a project.
- Maintain safety standards, quality assurance, and control.
- Coordinate with the Procurement department for all procurement related activities.
- Ensure proper testing and commissioning procedures prior to handover.
- Represent the company with the client and negotiate with the client all changes required (in coordination with the Development Management Executive Director).
- Oversee the preparation of all variation orders, follow up, and resolve them with the client (in coordination with the Development Management Executive Director).
- Provide technical input for the selection process and tendering of the PMC and Consultants to the Development Concept and Structuring Manager.
- Monitor all communication between the PMC and Consultants and the client.
- In coordination with the PMC and Consultants, follow up on all submittals (material submittals and engineering submittals), purchase orders, and deliveries, and manage the submittal process with the client and consultant.
- Through the PMC and Consultants, monitor subcontractors' progress on site and approve their progress certificates.
- Through the PMC and Consultants, monitor the contractors and subcontractors' safety, quality, and quantity of work.
- Coordinate with the Finance and Accounting department for the payment of submitted invoices.
- Identify deviations from the scope and pursue variation orders in order to maximize the project's revenue.
- Identify and track relevant KPIs and devise plans and initiatives for improvement.
- Assist and contribute to weekly project progress meetings and committees as required.

- Project schedule adherence (on-time delivery)
- Project safety and quality adherence
Qualification
- Strong leadership, interpersonal, communication, written, and oral presentation skills
- Strong track record of past performance in positions of leadership with the ability to motivate and generate respect and trust from staff and external stakeholders
- Minimum 12 years of experience as an on-site engineer, 3 of which as a project manager in a reputable organization
- Previous experience in the GCC, preferably in Saudi Arabia
- Fluent in Arabic and English (oral and written)
- Bachelor in Architecture
- 15-25 years of experience
- PMP certification, preferably holding membership of professional bodies such as CIOB and RICS
