The Senior Design Manager (SDM) will report to the Project Director (PD) and assist the Project Director to lead the Project Management team for the Sharaan by Jean Nouvel hospitality project during the balance of the design and procurement phases and through the construction phase.

The SDM will be required to provide input to the senior management on design delivery related matters and be fully responsible for the successful delivery of their assigned services and/or project component, for the duration of the Services. The SDM will be required to act as the single focal point of contact for design related matters between the PD and the other senior leadership roles and both internal and external delivery team members, to ensure the integrated management of the project.

The SDM's experience, guidance and knowledge should place them as a subject matter expert within the Project Management team, providing significant benefit to the team and Client.

The SDM (Infra) will work in coordination with the wider project management team, in particular, the SDM (Arch), SDM (Civils), SDM (MEP) and their respective Design Managers (DM) to ensure the project's design stage objectives are met.

The SDM will be responsible for at least the following areas and duties. 15 years of experience, including 5 years supervision experience on similar projects.

Responsibilities:

- The SDM will have overall responsibility for the delivery of the infrastructure design documentation for their assigned component or aspect of the Sharaan by Jean Nouvel hospitality project during the close-out of the design (Stage 4) and procurement phases.
- Provide leadership for project design team by building and motivating team members to meet project goals, adhering to their responsibilities and project milestones.
- Manage all aspects of the infrastructure design production process to ensure the overall design is aligned to and directly supports the achievement of Sharaan hospitality project's strategic objectives.
- Ensure that as far as possible, the Engineer of Record (EOR) and their team complete the infrastructure design to enable the architectural concept and vision of the Signature design team led by Atelier Jean Nouvel during Stage 2 and Stage 3 to be realised in the final design.
- Work creatively and analytically in a problem-solving environment demonstrating teamwork, innovation, and excellence.
- Participate in establishing practices, templates, policies, tools and partnerships to manage the design and its approval, across the project stakeholders.
- Assist the PD and SPM in the preparation of a detailed project plan, as part of the Project Management Plan, for the infrastructure design phases of the project (Stage 4) under the Services.
- Assist the PD to procure adequate resources to achieve project objectives in planned timeframes.
- Manage the day-to-day infrastructure design monitoring activities and resources and actively participate in the design team meetings.
- Monitor staff performance.
- Ensure that all infrastructure design related project KPIs, targets, directions and instructions are communicated to all relevant project stakeholders in a clear and timely manner.
- Provide status reporting regarding infrastructure design milestones, deliverable, dependencies, risks and issues, communicating across leadership.
- Understand interdependencies between technology, operations and business needs.
- Demonstrate a functional acumen to support how solutions will address client goals while maintaining alignment with industry best practices.
- Manage infrastructure design scope changes within the agreed Change Management procedure.
- Participate and/or drive feasibility studies, vendor selections and proposals for evaluation by appropriate key stakeholders
- Act as an internal quality control check for the infrastructure design documentation
- Monitor ongoing quality control and participate in quality issue resolution
- Confirm that the Scope of Work (Infrastructure Design) to achieve the project objectives is understood and agreed by all relevant parties and that 'scope gaps' are identified and addressed with the Client and relevant parties.
- Managing the design process using commercial, contractual, programme/time awareness and technical expertise
- Supporting, understanding and advising the client as to their requirements and obligations as they relate to the development of the infrastructure design of the Sharaan Resort by the design team.
- Ensure the design process recognizes current KSA legislation, standards and codes of practice where appropriate.
- Ensure the design process recognizes and incorporates the aspirations of the RCU's Strategic Framework Plan for AlUla and specific design guidelines and policies where applicable
- Ensuring design information is of the right quality and keeps pace with project timescales and participate in quality issue resolution
- Provide pro-active leadership to ensure that the infrastructure design is coordinated between the key design parties and influencers - architecture, interior design, structures, building services, rock excavation, hotel operator, specialist consultants, County Operations (Security) and landscaping
- Provide proactive leadership to ensure that both construction and operational health and safety risks are identified, preferably eliminated, or at least mitigated in line with industry Best Practice during the design stage.
- Provide proactive leadership to ensure that aspects of the design that may give rise to financial risks during construction are identified, preferably eliminated, or at least mitigated and understood, during the design stage.
- Provide proactive leadership to ensure that all infrastructure design documentation is issued by the design team in pre-agreed formats, content bundles (e.g by discipline, trade package or zone) and sequenced to align with subsequent Design Reviews.
- Manage the Design Review process.
- Ensure the scope, outcomes, requirements and timelines of the design review(s) and subsequent approval process(es) are agreed and communicated with the reviewers and stakeholders beforehand.
- Ensure only the relevant information is transmitted to the reviewers for their action
- Collect, curate, and communicate the reviewer's comments back to the design team
- Manage the appropriate Sign-Off process
- Assist the PD and SPM to manage all aspects of project and program engagement from planning, external vendor and internal stakeholder relationships, communications, resources, budget, change, risks and issues
- Set and continually manage project and program expectations while delegating and managing deliverable with team members and stakeholders
- Delegate tasks and responsibilities to appropriate personnel
- Monitor, track and control outcomes to resolve issues, conflicts, dependencies and critical path deliverables
- Develop and deliver progress reports, proposals, requirements documentation, briefings and presentations to the PD, and from time-to-time, various audiences, including project teams, stakeholders, CEO and key VVIP stakeholders.
- Determine the frequency and content of status reports from the project and program team, analyze results and troubleshoot problem areas
- Define success criteria and disseminate them to involved parties throughout project and program life cycle
- Identify and develop trusted adviser relationship with project and program stakeholders.
- Coach, mentor, and motivate design team
- Deliver appropriate and effective executive level communication
- Ensure that designs are proceeding according to scope, schedule, budget and quality standards
- Manage design issues and risks to mitigate impact to baseline programme
- Extensive understanding of project and program management principles, methods and techniques
- Monitor the performance of staff

Requirements

Technical Competencies / Qualifications / Experience:

Essential:

- Degree qualified, applicable engineering discipline
- Minimum of 15 years of professional experience of which 5 years as a Sr. Design Manager in a site supervision role (with an engineering consultancy firm or project management company).
- Demonstrable record of taking design consultancy projects from inception through to final delivery
- Responsible for ensuring performance of their aspect of the project, are communicated, understood, and monitored, including contract administration, change management, project financial performance monitoring and project delivery to project programme.
- Exceptional organizational skills and the ability to quickly adapt to changing environments
- Excellent communication skills in written and spoken English
- Ability to liaise with a wide variety of staff and Clients at all levels
- Proficient in Microsoft Word, Excel
- Thorough understanding of planning / scheduling
- Be able to show Leadership skills
- Have excellent team building skills
- Commercially astute with good analytical skills
- The ability to work in a team and independently.
