Overview

KEO is a creative enterprise, where innovation is a way of life. We are uniquely resourced with end-to-end services to take clients from inspiration through conceptualization to realization of planning, design, or project delivery in the built and natural environments. For over 57 years we've led with vision, contributing to many of the world's most ambitious projects, iconic places, remarkable experiences, and prosperous communities.

As a highly integrated and agile AEP/PMCM firm, KEO is ranked by ENR in the Top 225 International Design Firms; in the Top 20 International PM/CM Firms; and by World Architecture as the 50th largest global architecture firm and #1 firm in the Middle East region in their 2021 WAS 100 Survey.

We invite you to join us.

Our newest opportunity is for a talented Senior Quantity Surveyor Manager to join our client in Jeddah.

This position is responsible for implementing cost controls and financial control procedures as outlined in the construction contracts. Other responsibilities will include measuring and assessing the client's variations to the construction works and contractor's claims for changes, evaluating contractor's monthly interim payment applications, identifying areas of concern, and assessing their potential impact upon the project budget.

Responsibilities

We envisage success in this role to include:

  • Lead and manage all quantity surveying and commercial activities under the PMC scope of services.
  • Establish and maintain project cost plans, budgets, and cash flows for infrastructure and vertical development packages.
  • Oversee cost control, forecasting, and reporting to ensure alignment with approved budgets and client objectives.
  • Manage procurement strategies, tender evaluations, contract awards, and commercial negotiations in coordination with the PMC team.
  • Administer contracts, including variations, claims, change management, and final accounts.
  • Provide strategic commercial advice to the client and project leadership, supporting informed decision-making.
  • Coordinate closely with design, project management, and construction teams to manage cost impacts arising from design development and programme changes.
  • Support client reporting, commercial reviews, and governance processes.
  • Lead, mentor, and manage QS and commercial team members across the project.

Qualifications

To be successful in this dynamic opportunity, we envision that your career journey to date will include:

  • Bachelor's degree in Quantity Surveying, Commercial Management, or a related discipline (Master's degree preferred).
  • Minimum 20+ years of professional experience, with a strong track record on major developments.
  • Mandatory PMC experience, preferably on large-scale or complex developments.
  • Demonstrated experience managing commercial aspects of mixed-use developments, including both infrastructure and vertical works.
  • Strong knowledge of contract administration, cost management, and commercial best practices.
  • Proven leadership, negotiation, and stakeholder management skills.
