Our client is a master developer with a refreshingly innovative approach to sustainable urban planning, architecture and design. They are committed to building projects of the highest quality, delivered on time, and using the most comprehensive, integrated master planning to enrich the way people live, work and play.

They currently require an Assistant Vice President of Retail Leasing for a Major Retail Project which is about to launch in the Heart of Dubai.

Duties:
- Develop sales plan to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan.
- Develop and maintain a long term beneficial relationship with all existing retail groups to ensure continued and future business.
- Perform trade area analysis and formulating a comprehensive leasing plan including factors like prospect list, specifications of tenant finish criteria, location requirements and determining target lease rates.
- Create a tenancy mix analysis -and based on it- develop and implement leasing budget& plans to achieve optimum value from leasing.
- Create leasing documentation letters of offer, lease contract etc…
- Soliciting proposals, negotiating contract terms and Spearhead new development perspectives, preparing lease documentation, overseeing lease signings along with formulating financial analyses and valuation models.
- Develop leasing strategies for the retail portfolio, extending centre spend and foot traffic through introducing new and successful retailers to the portfolio.
- Formulate leasing budgets, implementing leasing strategies and advising management on implications of lease agreement provisions.
- Keep tabs on retail leasing trends leading to new opportunities, strategic alliances and creating a competitive advantage in the market.
- Develop in coordination with the Marketing Manager, a data base for potential long term tenants and takes positive actions to communicate with them offering the available opportunities in the property
- Review the actual performance against budget on regular basis to ensure that projected units and revenue target are being achieved, in case of a short fall examines the reasons and take corrective measures to bring it back on target.

Requirements

- Extensive retail and leasing experience with local and regional retailers and developers.
- Demonstrated expertise in retail leasing, lease negotiation, project proposal, design, construction and financial budgets.
- 10+ years of experience in the relevant field in organizations of repute of which at least 3-5 years must have been spent in a senior managerial position.
- Strong negotiations and sales skills.
- Excellent communication and interpersonal skills.
- Leadership and decision making qualities are essential
- Good analytical and presentation skills
