Job description / Role

Employment: Full Time

Key purpose
The main purpose of the position is to be able to carry out the operation and maintenance of the BMS Systems and its associated equipment, for all of the plant and systems contained in and around the Contract.

This position is also responsible for carrying out and managing the planned preventive maintenance, fault diagnosis, remedial repairs, calibrations and commissioning adjustments.

Structure and reporting relationship:
This role reports to the Fires and Controls Engineer.

Key Job Responsibilities
• Participate in the testing & commissioning, handover and implementation of the BMS system in accordance with compliance and requirements. Identify any snags, defects and generate a report on the corrective measures.
• Carry out planned preventive maintenance, fault diagnosis, remedial repairs, and adjustments to the BMS system to provide operational effectiveness and continuity of service.
• Monitor, control and maintain the operations of the BMS system and proactively provide intervention to diagnosis, probable faults, and interruptions to service.
• Provide technical support with all MEP Projects, including supporting the design, installation, commissioning of new assets and systems.
• Participate in shift work and/or out of hours working as governed by the necessity to maintain continuity of operation of essential plant and systems.
• Liaise with technical staff, including external contractors to ensure all work programs are delivered in an effective and efficient manner.
• Participate in the Third Party Contractor Management process including review of risk assessments / method statements and supervision of external contractors, service engineers, and suppliers.
• Participate in the Health, Safety & Risk programs including risk assessment of planned maintenance and reactive work activities.
• Use safe systems of work when working with all plant and equipment and ensure the same with the department and among sub-contractors and third parties.
• Exercises a personal duty of care for own and teams’ health, safety, and welfare, for those affected by the acts or omissions, and promote the same within their work area of responsibility.
• Meet company and site requirements of HSQE.
• Develop and review Standard Operating Procedures as necessary.
• Participate in project work including refurbishment of existing building controls equipment/systems and/or new installations.
• Provide effective communication with management, peers, contractors, subcontractors, project subcontractors.
• Ensure good HSQE and Information security culture is promoted within the department and among peers.
• Carry out other duties as directed by the line management.

HSQE Responsibilities and Information Security Responsibilities
• Awareness of the Integrated Management System (IMS) and the content of the Environment, Quality, Health & Safety, and Information Security Policy Statements.
• Understanding of personal responsibilities and contribution to achieving compliance with the
• IMS requirements, (including but not limited to competence to perform safety critical roles, legal requirements, control measures arisen from environmental impacts and aspects, job safety analysis and information security risk assessment) and the potential consequences of departure from the arrangements in place to deliver the commitments stated in the policies statements above.
• Use safety systems of work, safety equipment (including PPE) as required and intended and observe that this is also enforced among subcontractors and third parties working for Serco have controlled premises/systems.
• Lead by example and look at ways to conserve energy, water, and resources and minimise the generation of waste through personal performance and raise recommendations on how to improve existing processes on this regard within/outside their departments through their Line Manager, Departmental Safety Meetings and any other appropriate available channels.
• Protect information assets and data including both electronic and paper based from all threats whether internal, external, deliberate, or accidental.
• Promote a good HSQE and Information Security culture among their peers, subcontractors, and third parties.

Requirements

Knowledge
• Diploma in electrical or electronics engineering discipline or equivalent
• Proficient and able to demonstrate a complete understanding of BMS systems throughout.
• Technically competent in monitoring the operations of BMS systems with a clear technical understanding of buildings electrical, mechanical and plant and associated equipment.

Skills
• Proven record of accomplishment of maintaining leading brand BMS systems and associated equipment.
• Able to foster good relations with colleagues and other departments and be a good team player.
• Flexibility, excellent attention to detail, ability to identify key issues and manage an environment of innovation and regular change.
• Able to work under stringent deadlines and high-pressure environment.

Experience
• 5 years’ experience in a building services / facilities management environment with 3 years of relevant experience in BMS systems technically.

• Ensure compliance with the Serco Management System and all relevant business processes, procedures and work instructions to deliver all work with appropriate quality and governance standards

• Ensure compliance with all training requirements of Serco and ensure adherence to these requirements at all times whilst in employment
• Report any accidents, incidents, breaches or potential breaches to appropriate management or the speak up process
