Commercial Manager

Job description / Role

• Oversee the commercial and contractual management of construction projects from inception to completion.
• Prepare, manage, and track project budgets, forecasts, and cash flows.
• Lead the preparation and negotiation of contracts, subcontracts, and procurement strategies.
• Ensure accurate valuation of completed works, prepare payment applications, and manage variations/claims.
• Conduct cost analysis, value engineering, and risk assessments to maximise project profitability.
• Manage change control processes and evaluate the financial impact of project variations.
• Work closely with project managers, site teams, consultants, and clients to ensure cost and contract compliance.
• Ensure timely submission of commercial reports, including monthly cost/value reconciliations (CVRs), cost-to-complete reports, and project financial summaries.
• Handle contract administration, including extension of time claims, dispute resolution, and final accounts.
• Ensure adherence to legal and contractual obligations and manage contract documentation.
• Provide commercial guidance and support to project teams and senior management.

• Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field.
• MRICS, MCIOB, or similar professional qualification is highly desirable.
• Minimum of 10 years of commercial management experience in the construction industry.
• Proven track record in managing commercial aspects of major infrastructure, building, or civil works projects.
• Strong understanding of FIDIC, NEC, or other standard forms of contract.
• Proficiency in commercial and cost management software (e.g., Candy, CostX, MS Excel).
• Excellent negotiation, analytical, and communication skills.
• Strong leadership and stakeholder management experience.
• Familiarity with local construction regulations and legal frameworks (e.g., UAE, GCC if relevant).

Salary:
AED 40,000 to 45,000 per month inclusive of fixed allowances.
