Job description / Role

Employment: Full Time

A Director of Sales and Leasing - Real Estate is required to manage and drive all aspects of sales and leasing of DMCC’s upcoming Burj 2020 District with a particular emphasis on commercial and branded residence spaces initially and a focus on retail at a later stage.

Strategy:
• Lead and develop a team to establish and manage the strategy for the sale and lease of the Burj 2020 Districts assets. You will be responsible for the teams P&L, monitoring targets, business plans and reporting to the management team.
• Provide updates on office, retail, branded and unbranded residences, hospitality markets and analyse their implications for the Burj 2020 District.
• Manage on-going changing legislative requirements to ensure DMCC is proactive in identifying opportunities for positive change.

Sales & Leasing Management:
• Identification and pursuit of potential investors, corporate occupiers and key partners for the Burj 2020 District.
• Identify the optimal range of property solutions to meet the future needs of clients and the DMCC property development strategy.
• Ensure that lease management is carried out effectively to maximise occupancy, renewals and lease returns.
• Manage the RERA/Escrow component of the development and liaise with the appointed funders on revenues, absorption rates.

Business Plan and Financial Budget:
• Develop business plans and opportunities that support the development of the Burj 2020 District and the DMCC Free Zone, within the limits of DMCC’s financial and operational guidelines.
• Monitor the variance between actual financial expenses and budget for the team in order to identify significant deviations and make recommendations for rectification.

Reporting:
• Drive performance through the selection of appropriate KPI’s, ensuring these are analysed and followed up.
• Supervise the preparation of timely and accurate departmental MIS weekly status reports to meet DMCC and department requirements, policies and standards.

Risk Management:
• Responsible for the accuracy of the property Master and ensuring that the processes, procedures and systems in place provide accurate occupancy statistics, taking into consideration all variations of occupancy arrangements.
• Develop and inculcate a best practice corporate governance ethos.

Requirements

• Degree qualified preferable
• 15 years minimum, 20+ years preferred with at least 5 years of team management experience in the Dubai real estate market.
