Position Director Retail Leasing
Portfolio Retail Leasing

Job Purpose
Accountable to generate leasing revenue and maximize revenue growth through Retail portfolio to support DPAM performance target.

Key Accountabilities
·    Develop and propose for approval retail leasing strategy for DPAM retail leasing function to ensure sustainable development of leasing business in line with the business strategy.
·    Implement the retail leasing strategy with the leasing, administration and mall management team.
·    Identify and develop potential business opportunities to meet tangible objectives and targets for growth, to maximize and sustain revenue and profitability.
·    Support in executing all leasing contracts and operational activity for various locations within Dubai, to fulfill the business objectives.
·    Carry out price modeling of products in conjunction with Business Strategy respective year financial planning that maximizes the rate of return investment.
·    Develop tenancy mix strategy and approve the tenancy mix for the DPAM properties to ensure a proper to ensure long term value with the objective of not just achieving the revenue objective, but also presenting a complete offering to the visiting customers.
·    Manage all retail tenants and improve the service provided by developing high standards of service and successfully implementing them.
·    Conduct market intelligence and analyze market trends continuously which will help to fix the price to change our business strategy.
·    Direct and review the continuous improvement of retail leasing practices taking into account “international best practice” changes in international standards and changes in business environment which demand proactive action plans.
·    Review & recommend corrective actions based on leasing activities and review the performance against key performance indicators.
·    Manage good Client relation to ensure smooth finalization of offer.
·    Support the section head in preparation of monthly reports of the performance of the department.
·    Prepare budget for the smooth and efficient running of the retail leasing department.

·    Product prices achieve the agreed initial rate of return.

·    Number and quality of improvements are in line with corporate expectations and implemented.
·    Frequency of feedback & appraisal meetings.

·    Maintain opex cost within budget and control cost.

Requirements

Qualifications, Experiences, Skills
Minimum Qualifications and Knowledge: Graduate in any discipline (Masters in Business Administration preferred).
Knowledge of RERA rules and regulations (RERA certification preferred).
Minimum Experience (number of years): 10 years of experience in real estate leasing out of which at least 5 years in senior managerial position.
Job-specific Skills/Complexity:Update of RERA Regulations/Rules, Financial Management, Revenue/Cost Analysis, Retail Market /Trend /Intelligence. Ability to manage the brokers/agents.
Behavioral Competencies:Leadership, Customer Service Orientation, Networking Skills, Results Orientation, Collaboration & Teamwork with Effective Communication.
