Job description / Role
The job holder must demonstrate the ability to be a team leader and to serve as a coordinator of all asset information communicated from the service providers to the Facilities Manager.
Key Responsibilities;
• Preventive maintenance schedule of the Fire Alarm system, firefighting system, Generators, Fire shutters and curtains, Escalators, Elevators, water features and automatic sliding door issues
• Conduct trouble shoot/diagnose and provide technical support operation of maintained assets
• Maintaining of AMC schedules and arranging PO to suppliers
• Supervises/checks of electrical and mechanical safety and operation components of assets
• Monthly meeting with AMC service providers
• Assignment of work to BMS Technician
• Controlling & Monitoring the ON/OFF timing of the Mall internal and external lightings
• Allocating Technician to Daily plant room checklist monitoring.
• Allocating Technician to Daily mep system monitoring from automation system
• Managing cooling tower system and chilled water system with collecting samples for microbiological tests reports
• Supervising PPM Schedules and follow ups
• Supervising PPM Audit inspection report and follow ups
• Managing the reactive/ corrective work order queue and preparing reports for the management
• Monitoring material request raised for the spares of various assets
• Monitoring the work done by site contractors
• Daily site walk around rectification of any defects noted and raising service requests and sending to helpdesk and service provider
• Certifying reports submitted from the service providers for the completed services
• Arranging accordingly for third party inspection and certifications of elevators, escalators Travellator, BMU’s and Boom lifts.
• Supervise and take ownership and responsibility for operations staff in every aspect of operations
• Coordinate and supervise operational activities to ensure conformity with regulatory requirements, internal policies, procedures and protocols
• Monitor multiple independent vendors and service providers to affect critical and efficient operational needs
• Performs FM- comprehensive property inspections on regular timely basis
• Follow up and monitor thoroughly the quality and cost of service providers and ensure completion of monthly properly inspection report
• Coordinating between the mall management and the service providers on site e.g. Hard FM strategy.
• Maintains an asset register of the project and monitors all the required maintenance being executed within scheduled timeline.
• Knowledge about the assets and root cause analysis of the failure.
• Ensure all the Programmed preventive maintenance (PPM) & corrective maintenance (CM) tasks are achieved on time for all assets. Develop clear understanding with service provider in terms of control of contract service level agreement, quality of personnel, availability of resources and weekly reporting format
• Prepares monthly report of the project handled and presenting it to the Management
• Develop strategies to which maximum energy savings can be obtained.
• Managing service providers and sub-contractors in all minor and major work for different facilities in the building.
• Reports all minor and/or major occurrences to the Management that happened on site.
• Conducts regular inspection at all sites handled and makes recommendations to the management.
• Develop and implement practices that promote and protect health, safety, quality of working environment, and organization effectiveness.
• Prepares all permits and other documents needed prior to job execution.
• Makes a progress report on regular basis for management review.
• Attends to technical coordination meeting regularly
• Testing, commissioning and handing over of the project.
Requirements
Qualification:
•Diploma in mechanical / electrical& electronics engineering.
Experience:
•3-5 years in Facility Management with retail industry or hospitality
