Fit-Out Supervisor

Job description / Role

Guildhall is currently recruiting for an experienced Fit-Out Supervisor to manage and oversee luxury residential fit-out projects. The company is a growing division of a successful group of companies, now expanding into high-end residential fit-outs. The company specializes in luxury villas, penthouses, and bespoke renovation projects. The ideal candidate will have strong technical knowledge, excellent leadership skills, and a good understanding of Dubai’s NOC and approval processes.

Key Responsibilities
• Lead and supervise on-site fit-out works for luxury villas, penthouses, and bespoke renovations.
• Manage a team of 10+ technicians, subcontractors, and site workers.
• Oversee daily site operations including work allocation, progress monitoring, material planning, snagging, and problem resolution.
• Liaise with Project Managers, Designers, Consultants, and Clients to ensure smooth project execution.
• Ensure compliance with Dubai building codes, safety standards, and authority regulations.
• Handle documentation and approvals, including: NOCs from developers (Emaar, Nakheel, DP, etc.), Civil Defense approvals, DEWA, DCD, and Municipality submissions, Fit-out permits, access permits, and inspection coordination, Conduct quality checks to ensure luxury finishing standards are maintained, and maintain accurate site records, reports, and handover documentation.

• 7+ years of experience in high-end villa, penthouse, or luxury residential fit-out projects.
• Proven experience leading teams of 10+ on active sites.
• Strong technical knowledge of joinery, MEP coordination, and luxury finishes.
• Deep understanding of NOC processes and Dubai authority approvals.
• Ability to read drawings, BOQs, and technical specifications.
• Strong communication and leadership skills.
• UAE driving license preferred.
