Objectives:

• To provide strong sales and leasing leadership at a senior management level to execute programs that will drive the performance and marketplace success of the residential sales and leasing division going forward
• Recruit agents with strong sales skills; manage and direct the daily activities of the assigned agents in achieving the targets set by the Director – Agency Services. Ensure that the team comprises of high performing agents at all times.
• Lead and schedule regular meetings with your team, Director and Clients (as and when necessary).
• Responsible to ensure your Team Members maintain high professional ethical and Client service standards and their adherence to both the company’s and RERA’s code of conduct, UAE’s legal framework immediately highlighting any such breaches to senior management / HR.
• Ensure that activity management plans and goals are set up for each individual staff member and that they are monitored daily to ensure that the time management and overall efficiency of each team member are maximized.
• Prepare weekly reports for the Director and Clients in the areas of allocated responsibility.
• Establish clear departmental responsibilities among the sales and leasing team.
• Grow an efficient Sales & Leasing team, and lead the team to achieve the objectives as specified in the business plan, providing strong expertise in the strategy of targeting, selling and closing sales and leases on an executive level.
• Responsible to manage the performance of staff, including the undertaking of staff performance appraisals, training, attendance monitoring, target setting, discipline installation and implementation of succession plans.
• Analysis of the existing operations to evaluate the performance of the team in meeting objectives, and to determine areas of potential cost reduction, program improvement, or policy change.
• Establish departmental responsibilities and coordinate functions among the sales and leasing team.
• Responsible for conducting market due diligence, developing and executing the sales and leasing plans for instructions under The Company’s appointment, including but not limited to identifying and qualifying prospects.
• Maintain an accurate and in-depth knowledge of all aspects of the real estate industry, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expirations, square footage, property values, zoning, population growth and other patterns in order to determine sales and leasing values.
• Compilation of quarterly divisional business plans and budgets.
• Oversee and monitor the monthly financial performance of each of the members of the sales and leasing team.
• Responsible for keeping a record of all documents pertaining to the transactions concluded by the members of the sales and leasing team.
• Able to make high-level decisions on behalf of The Company with the respective clients.
• Develop and maintain excellent relationships with key business groups, Landlords and Developers.
• Responsible to maintain and manage the relationships and performance of existing sub-brokers as well as develop business relations with new sub-broker companies.
• Work with other departments, specifically but not limited to Sales Management, Owners Association, Valuation & Advisory and Property Management to identify and secure business opportunities.
• Carry out other related duties as assigned from time to time

Main responsibilities: Budgetary Control Function

• Coordinate the development and implementation of budgetary control systems, record-keeping systems, and other administrative control processes with the Director of Agency.
• Undertake financial responsibility, both at the company and client level, in preparing budgets and achieving targets. Analyse and control expenditures to conform to budgetary requirements.
• Oversee the completion of annual budgets, track financial performance, and ensures that financial goals and budgets are met.

Client Relationship Management

• Act as the first Point of Contact for Clients when escalating matters related to appointments held by the Company.
• Keep up to date on market trends, upcoming property developments, and average suburb and master community prices and maintain appropriate records of the same; develop pricing strategies for Clients based on market knowledge and detailed comparable market data.
• Provide further consultancy and recommendations to clients/ landlords/developers about proper legal procedures that need to be adhered to while making contracts.

Compliance and Administrative Responsibilities

• Ensure that operations and services are delivered in a manner consistent with UAE Laws and The company’s guidelines and procedures.
• Ensure record keeping of all documents pertaining to the transactions concluded by agents.
• Create and publish departmental policies and procedures; work closely with the support teams to ensure complete understanding and implementation of company policies and procedures.
• Monitor and analyse data that is captured by sales applications and prepare weekly reports relating to the number of enquiries received, agent response rates and client satisfaction ratings. Prepare scripts for use by the CRM department to ensure that all relevant data is requested and retrieved from clients in order to assist with client profiling and client segmentation.
• Ensure that all staff members actively make use of and capture all relevant and required data into the company’s CRM system of choice.
• Ensure that all staff comply with and adhere to the standard operating procedures and policies as set by the company.

Business Development Functions

• Identify, screen and recruitment 3rd party sub-brokers and agents to work on the listings and projects of the company.
• Develop and forge new working relationships with other real estate companies.
• Identify prospective new business opportunities for Sales & Leasing instructions and secure introductory meetings with the Directors. The employee will identify a minimum of 2 new prospective Clients leading to an introductory meeting each month.
• Work on formal proposals to pitch for future instructions.

Marketing & Public Relations Function

• Work closely with the Marketing team to ensure that advertising and direct marketing campaigns provide high quality leads for the team to follow up on. Marketing roles may include planning, budgeting and coordinating open houses or other initiatives to develop new leads and increase sales for the office.
• Ensure media coverage for the company for sales and leasing by assisting in the overall marketing efforts, providing input and suggestions for promotions, advertisements, Q&A’s etc. in various media vehicles and also attend meetings/conferences for the same. This includes planning the advert content and ensuring that the visuals for the same are available.
• Plan, assist in the design of and implement internal advertising, marketing and branding initiatives such as SMS campaigns and EDM’s to The Company’s database of clients.
• Represent the business at conferences, trade fairs and networking events and establish networks. Identify and report on business opportunities in target markets. Deliver speeches, write articles, and present information at meetings or conventions in order to promote ”The Company’s” services and to accomplish the set objectives.
• Monitor industry advertisements and demographic records.
• Assist the company’s appointed public relations firm with newsworthy content and news in order to achieve a good PR presence in the market.
• Assure that the signage for the sales and leasing office is strategically placed at all properties.
Sales and Leasing Functions
• Supervise the sales and leasing team and ensure that they are provided with proper training, support, counselling, skills, and market and product, whether under the direct management of the employee or not.

Requirements

Technical Qualities

• Bachelor degree, university graduate or equivalent
• Fluency in the English language is a must
