Role Overview
As a maintenance coordinator, you will coordinate all maintenance activities pertaining to civil, mechanical, electrical and plumbing works in company properties (or properties for which the company has a maintenance obligation). The maintenance coordinator may be assigned to a specific type or specific property. The company's definition of 'maintenance' is given in the Property Services procedures manual.
Key Responsibilities
In this role, you will:
- Be a focal point of contact between users/occupants and Property Services' maintenance section and facilitate all maintenance related works.
- Liaise with landlords and sub-contractors for unplanned or emergency maintenance activities to ensure that deadlines are met and that acceptable performance standards are provided.
- This shall involve providing specific direction to subordinates and sub-contractors on an as-needed basis.
- It shall also require that the job holder be able to properly identify the nature of problems, allocate resources to the problem and resolve in an efficient and economical manner.
- Ensure that planned maintenance works are carried out in a timely manner thereby ensuring that an efficient preventative maintenance regime is in place.
- The job holder shall assist management in developing and adapting maintenance schedules as necessary.
- Maintain full and proper records and conduct preliminary analysis of work executed, work pending, materials ordered and consumed and feedback to the appropriate personnel in order that Property Services can accurately monitor its work against agreed departmental performance parameters.
- Act as a conduit in the event of an emergency (fire, etc.) so that emergency services are alerted in a timely fashion to minimize any damage to the company's personnel and property.
- Derive and maintain an accurate inventory of the major items of plant and equipment, together with its associated service history to assist ease of decision making when it comes to repair or replace analysis.
- Build in a good team atmosphere to ensure optimum motivation, morale and productivity levels.
Qualifications & Experience
To be considered for the role, you must meet the below requirements:
- Vocational or diploma (12+2 or equivalent).
- 5+ years in facilities/maintenance.
- Good basic knowledge of building maintenance systems with a firsthand (hands-on) background in either civil, mechanical, electrical or plumbing works.
- Maintenance coordinators must be computer literate or, if not, capable of being trained to use computer based maintenance systems.
- Proficient MS Office skills.
- A good telephone manner is essential, as is the ability to communicate well in English.
- The job holder must have a UAE driving license.
