Mechanical Technician - Success Profile
Reporting to: Mechanical Engineering Supervisor
Division / Function: SME / IFS
Base location: Abu Dhabi

Key purpose

- Carry out allocated planned and reactive maintenance, fault diagnosis and remedial repairs on building services mechanical engineering systems and associated equipment.
- Able to work independently with minimal supervision where appropriate, or work as part of a team.
- Quality of maintenance and repair services and safe working practices are paramount in carrying out the duties.
- To be able to work alone with minimal supervision, or as part of a team.
- Structure and reporting relationship Reports and takes instruction from the Mechanical Engineering Supervisor.

Key accountabilities

Customer

- Carry out servicing plans, monitor, maintain, rectify and/or repair mechanical systems and services and update records on a daily basis.
- Identify and assist with the procurement of materials and/or the fabrication of components and ensure repairs are carried out to approve standards.
- Assist in monitoring utilities for collation of consumption figures, and update records as required.

Operational Excellence

- Carry out the planned and reactive maintenance both internally and externally to the property's mechanical services and equipment such as cooling systems, potable water systems, hot water systems and equipment, circulatory pumps, actuators, pipework, valves, control systems drainage etc.
- Carry out maintenance and repair activities as directed by the Mechanical Supervisor and adhere to Risk Assessments and Standard Operating Procedures.
- Conform to all necessary internal and/or external approvals before, during and after maintenance and repair work including Permit to Work and Lockout / Tag-out procedures.
- Maintain up to date knowledge through technical training provided by the Supervisor / Engineer for the safe and efficient operation, maintenance and repair of all systems.
- Ensure that plant rooms and work areas are tidy after completing works.
- Ensure all assets and building structure are in good repair and painted to promote the aesthetics of the areas and also promote the professionalism of Serco
- Participate in the Health, Safety & Risk programs including toolbox talks, health safety and environmental training related to work activities especially electrical safety and working at heights
- Use safe systems of work when working with all building services Mechanical equipment.
- Should be familiar in control system of mechanical equipment and as in when instructed by department manager and/or supervisor to perform control troubleshooting and identify the parts that are faulty and replace as required.

People and Culture

- Participate in overtime, shift work and/or out of hours working as governed by the necessity to maintain continuity of operation of essential plant and systems.
- Participate in emergency on-call service during non-working hours, weekends and public holidays.
- Integrate and communicate effectively with other Mechanical technical staff and other trade staff (Electrical, Controls, BMS, HVAC, Civil and Cleaning) as required.
- Carry out all other duties as directed by the line management to the benefit of the Serco FM services to the Client.

- Attend all toolbox talks and safety briefings.
- Adhere to all HSE requirements and Codes of Conduct of the company.
- Adhere to all Risk Assessments / Method Statements to ensure safe working practices.
- Exercise a personal duty of care for own and teams health, safety and welfare
- Use safety equipment (including PPE) as required and intended
- Lead by example and look at ways to conserve energy, water and resources and minimize the generation of waste through personal performance and raise recommendations on how to improve existing processes on this regard within/outside their departments through their Line Manager, Departmental Safety Meetings and any other appropriate available channels.

Requirements

Essential technical and professional skills, knowledge and qualifications

- At least five (5) years of experience with advanced knowledge in Mechanical building services systems and equipment in a commercial buildings or hospital or other facilities management building services engineering environment
- Ideally a holder of Diploma in Mechanical Engineering or relevant Vocational training certificates of Mechanical building services.
- At least a holder of High School Diploma.
- Good English language skills both written and oral
- Technically competent with a clear technical understanding of buildings mechanical services and associated equipment.
- Proficient and able to demonstrate knowledge of mechanical planned maintenance and repair services.
- Technically competent with good hand / eye skills and physically fit to be able to lift 25Kg with ease
- Able to foster good relations with colleagues and other departments and be a good team player.
- Flexibility, excellent attention to detail and ability to identify key issues.
- Able to work under stringent deadlines and work in a high pressure environment.
- Technical and safety awareness with a clear understanding of safety, permit to worksprocesses, procedures
- Knowledge of the safe use of hand tool, power tools, test instruments, access and lifting equipment.

Additional / special features of the role

Typical physical demands include: high mobility to inspect all facilities in a high heat stress environment; high degree of manual dexterity to sufficiently perform computer functions on a keyboard, produce materials on a PC and operate basic office equipment, normal or corrected vision and hearing, extensive sitting, mobility sufficient to visit with departments or employees throughout the facility and lift up to 30 lbs.

- Ensure compliance with all training requirements of Serco and ensure adherence to these requirements at all times whilst in employment
- Report any accidents, incidents, breaches or potential breaches to appropriate management or the speak up process
