MEP Supervisor (Subject to Contract Award) - Success Profile

Reporting to: MEP Engineer

Key purpose

Supervises and assign work orders for MEP Technicians (Mechanical/HVAC, Electrical & Plumbing) and will take responsibility for the MEP assets assigned to the Maintenance Team, ensuring that day-to-day tasks are undertaken and have a key and integral role in the development of the electrical team. Oversee the planning and scheduling of all resources required to deliver the electrical maintenance service including specifying procedures, parts, labour and the control of specialist service delivery partners. Once tasks are completed, audit to ensure that workmanship is to the required standards. Assist in the development of risk assessments and subsequent maintenance procedures and protocols including method statements, permits to work.

Reason for role

This role will focus on to solve day to day reactive / corrective issues and technical assistance to technicians for rectifications to meet KPI.

Based on the specific requirement of the role

Key accountabilities

- Provide technical support to the project on all MEP Systems (including Electrical, HVAC and Plumbing
- Assist in the development and monitoring of policies, procedures and protocols for maintenance and repair services (including. Permit to Work System and Emergency Procedures)
- Assist in carrying out risk assessments and develop Method Statements to ensure all tasks are carried out safely so as not to harm people, equipment or property
- Ensure that work is to be performed as per HSE regulations, municipal by-laws, government legislation and Building codes.
- Be responsible for the delivery of all planned and reactive tasks in accordance with the Service Level Specification requirements
- Support the Maintenance activities of the department by providing specialist electrical engineering knowledge and advice, associated with the full range of electrical building services.
- Prepare and provide daily shift handover reports and monthly management reports in a timely manner.
- Provide and prepare estimates and quotations for small project works as and when required
- Preparation of competency assessment and issuing of standing Instructions
- In conjunction with the technical Manager and Procurement, assist in providing scope of work and provide support for the selection of Specialist Service Partners
- Plan, coordinate and supervise in house staff, consultants and specialist service contractors providing inspection of works to ensure quality of service delivery. Report all shortfalls
- Carry out building and equipment surveys and asset collation and input into the development of the annual and 5 Year Asset Maintenance Plans, Energy Management Plans and the Condition Survey
- Arrange and support Insurance/3rd Party Inspections with external auditors.
- Provide a quality analysis and comment technically upon maintenance. Feedback from both in-house and specialist service partners on the quality of service and any recommended corrective actions to be taken
- Maintain good and harmonious relationships with clients and visitors and respond to any complaints promptly. Identify any necessary steps to prevent inconvenience to tenants. Any issues to be reported to the helpdesk and onward processing to the Serco management.
- Develop and deliver a training matrix of electrical maintenance skills to support the development of Electrical Technicians and also for mechanical Technicians to train into multi-skilled Technicians
- Ensure delivery of regular tool box talks to the technical team.
- Whilst the holder will take primary responsibility of MEP systems on site, they should be conversant with, and understand, the complete working of the building services systems including mechanical, electrical and electronic systems.
- Ensure personnel issues and attendance records of their team are dealt with in an appropriate manner.
- Ensure compliance with the company Integrated Management System relevant to the position. Work with power and hand tools safely so as not to cause harm to self or others
- Conform to all necessary internal and/or external approvals before, during and after maintenance and repair work including Permit to Work and LockOut / TagOut procedures
- Integrate and communicate effectively with technical staff as required to complete MEP works.
- Ensure all electrical assets and plant rooms and building structure are in good repair and painted to promote the aesthetics of the assets and premises at all times
- Participate in the Health, Safety & Risk programs including toolbox talks, health safety and environmental training related to work activities especially electrical safety and working at heights.
- Carry out all other duties as directed by the line management to the benefit of the Serco FM department and services to the Client.

- Exercise a personal duty of care for their own health, safety and welfare and for those affected by their acts or omissions;
- Use safety equipment (including PPE) as required and intended and observe that this is also enforced among subcontractors and third parties working in Serco's controlled premises/systems
- Promote a good HSQE and Information Security culture among their peers, subcontractors and third parties;
- Lead by example and innovate to conserve energy, water and resources, minimize the generation of waste and actively recycle waste through personal performance and raise recommendations on how to improve existing processes on this regard within/outside their departments through their Line Manager, Departmental Safety Meetings and any other appropriate available channels;
- Protect information assets and data including both electronic and paper based from all threats whether internal, external, deliberate or accidental;
- Promote a good HSQE and Information Security culture among their peers, subcontractors and third parties;

Requirements

Essential technical and professional skills, knowledge and qualifications

Knowledge

- Ideally a Vocational training diploma in Electrical and / or HVAC Building Services or Engineering
- Proficient and able to demonstrate a complete understanding of MEP building services systems and power delivery and back-up power systems.
- Technically competent with a clear understanding of building services facilities management safety and emergency response protocols.

Skills

- Able to foster good relations with colleagues and other departments and be a good team player.
- Flexibility, excellent attention to detail and ability to identify key issues.
- Able to work under stringent deadlines and high pressure environment to meet deadlines.
- IT skills with full working knowledge of MS Office programs.

Experience

- At least seven years of experience with advance knowledge in building services
- Proven experience in an MEP supervisory role advantageous
- Experience in working in a commercial building and / or other facilities management services environment
- Ensure compliance with the Serco Management System and all relevant business processes, procedures and work instructions to deliver all work with appropriate quality and governance standards
- Ensure security and integrity of all data provided including reporting performance, finance and customer information; reference Serco non-disclosure policy
- To exercise personal duty of care for their own health, safety and welfare and for those affected by their acts or omissions; reference SMS GSOP-HSE1-6 Serco organisational HSE responsibilities
- Ensure compliance with all training requirements of Serco and ensure adherence to these requirements at all times whilst in employment
- Report any accidents, incidents, breaches or potential breaches to appropriate management or the speak up process
