Job description / Role

Strategic:
• Provide the required support to the Projects Director in development of short and long-term strategic goals for the Projects Business Unit.
• Provide the required support to the Projects Director in the development of an annual business plan for the Projects Business Unit.

Project initiation:
• Drawing and providing the management with full detailed architectural sketches for all new opportunities “On AutoCAD”
• Clearly identifying the project objective and its estimate budget/cash flow in participation with the client.
• Support project feasibility assessment and decision making.
• Develop preliminary renovation plans for each existing site to ensure complete site renovation is conducted every five years and communicate to Projects Director.
• Coordinate with the Art Director, the Brand Marketing Section and the design team to plan for the renovation of existing sites and the design of new cinema sites and develop preliminary technical requirements for site concepts.

Project Planning:
• Cooperating with the technical team to generate a very detailed scope for the project which achieves its objectives within the client budget and verifying it from the client.
• Liaise with Directors in all divisions to plan project activities, critical path, milestones, budget, resources etc.
• Creating the project detailed time schedule including the needed resource.
• Determining the project planned budget and the cash flow.
• Cooperating / following up with other concerned departments the issuance of the tender documents “Contracts, Tender Procedures, BOQs, Schedules …”
• Develop preliminary guidelines and principles for the design and look of all cinema sites in order to ensure standardization across all sites and communicate to Projects Director for feedback and approval.
• Closely monitor designs and implementation of renovation and construction activities and ensure adherence with the agreed-upon guidelines.

Project Execution:
• Managing the tender process from A “getting bidders” to Z “Contract signing”.
• Create, execute and lead project work plans, and manage day?to?day operational aspects of projects and
• scope
• Leading all project communication between all parties “Contractors, suppliers & Consultants”

Project Monitor & Control:
• Issuing detailed progress reports “Weekly, Monthly & Quarterly”
• Creating all needed “presentations, Dashboards, Charts” to show the project “critical path, status, payments, look ahead tasks…”
• Coordinating with the consultants the inspections and all quality tests in order to verify the executed scope.
• Manage all change requests and integrate approved ones into the project plan
• Ensure that all projects are delivered on?time, within scope and within budget.
• Verifying all the project’s payments/Invoices, from a project management point of view, in terms of abiding by the entire project contracts conditions.
• Contribute and participate in awareness campaign to introduce and advocate the new project management methodology successfully, jointly with Head of PMO and Manager of Corporate Planning and Integration.

General:
• Dealing with all UAE authorities “DCD, DEWA and DM” and knowing all the authority’s requirements and procedures.
• Work closely with and outsourced contractors and interior designers on renovation and construction activities of existing and new cinema sites ensuring standardization across all sites.
• Work closely with the Facility Management function, conduct site visits, on needs basis, to assess renovation requests and accordingly communicate required activities to the Projects Director for his assessments.
• When requested, support the Projects Director in conducting site visits and evaluate the potential of developing new cinemas in preferred site in terms of the following:
o Location of commercial site
o Access to site location
o Entrance to site and exit from site
o Safety measure and availability of emergency exits
o The space available
• Support the Projects Director in development of projects’ technical requirements.
• Support the Projects Director in evaluation of technical and commercial proposals from potential contractors and interior designers.
• Lead supervision of project implementation through rotational visits between various projects sites throughout the project duration.
• Monitor projects under implementation and ensure abidance with the project scope and report any deviations or required changes to the Projects Director.
• Monitor projects’ progress and accordingly develop progress reports to be communicated to the Projects Director highlighting any delays.
• Monitor projects’ budget throughout the project duration and investigate then report any deviations from the projects’ budget to the Projects Director.
• Obtain fees payment requests from outsourced contractors, designers and service providers and communicate to the Projects Director to lead the process of submitting due payments in coordination with the Finance Director
People:
• Manage and provide professional support to the Project Team including in-house and outsourced staff.

Requirements

• 7-10 years of experience in construction projects with at least 2 years of experience in a managerial role in middle to top management.
• Bachelor’s degree in civil engineering, Architecture, Engineering or relevant discipline. “Architecture is preferred”
• PMP or PRINCE#2 certified.
• Bilingual language ability required “Arabic & English”.
• Expert in using AutoCAD & MS Project.
• Detailed Knowledge about UAE authority requirements.
