Job description / Role

Employment: Full Time

- Maintains and keeps a thorough records regarding the property which includes income, expenses, list of all inspections, signed leases, maintenance requests, customer complaints, maintenance costs, record of rent collection and insurance costs.
- Knowledge in operating within the budget sethforth by the Management by planning and monitoring expenses. Also prepares Annual Budget and Income Projections in a timely and accurate manner.
- Incharge of performing Preventative Property Maintenance to keep the properties functioning in top condition.
- Responsible for setting the length of the lease period and making sure it has all the necessary provisions to protect the owner / tenant.
- Prepare and implement procedures or systems within company procedures and guidelines to ensure orderly and efficient workflow.
- Utilize Marketing Strategies to secure prospective customers.
- Deal with resident / customers concerns and requests on timely basis to ensure resident satisfaction with Management.
- Ensure distribution of all company or community issued notices (i.e. shutdowns, emergency, general notices, etc.)
- Maintain community appearance and ensure repairs are noted and completed on timely basis that may require community inspections and tours.
- Ensure that all service requests are recorded and communicated appropriately to the Maintenance Team.
- Ensures that properties complies with local requirements, building and safety codes and other regulations.
- Ensure proper response in handling any community emergencies with RAKP staffs, residents, buildings, etc. within company guidelines and procedures in order to minimize liabilities (i.e. criminal activity on community, employee / resident injuries, fires, floods, etc.)
- Create tenant / customers profile with accurate database for each customers category so as to facilitate ease retrieval of information and ensure proper follow-up.
- Represent the company in the highest professional and ethical manner at all times.
- Perform and ascertain market intelligence in order to gain information that would lead to maximizing the quality of tenant representation within the property.
- Perform other tasks assigned by the Department Head.

Requirements

- Bachelor's Degree in Business or similar qualification
- At least 10 years experience of which 7 years must be in a position assuming similar responsibilities with a leading organization. Should have awareness to local, legal and business environment.
