Job description / Role

Employment: Full Time

• The role of " Property Manager " is fully accountable for all day to day property operations, overseeing and enhancing the value of the property.
• The Property Manager is actively involved in all functions that directly impact occupancy and the physical property.
• Established systems are designed to support the goal of maximizing Rental Income and maintaining the asset for the owners.

Requirements

• Maintains and keeps thorough records regarding the property which includes income, expenses, list of all
• inspections, signed leases, maintenance requests, customer complaints, maintenance costs, record of rent collection and insurance costs in coordination with Concerned Departments;
• Knowledge in operating within the budget set forth by the Management by planning and monitoring expenses.
• Also prepares Annual Budget and Income Projections in a timely and accurate manner.
• In charge of performing Preventative Property Maintenance to keep the properties functioning in top condition.
• Prepare and implement procedures or systems within company procedures and guidelines to ensure orderly and efficient workflow
• Deal with resident / customers concerns and requests on timely basis to ensure resident satisfaction with Management.
• Ensure distribution in conjunction with CHC of all company or community issued notices (i.e. shutdowns, emergency, general notices, etc.)
• Maintain community appearance and ensure repairs are noted and completed on timely basis that may require community inspections and tours.
• Ensure that all service requests are recorded and communicated appropriately to the Maintenance Team.
• Ensures that properties complies with local requirements, building and safety codes and other regulations.
• Ensure proper response in handling any community emergencies with RAKP staffs, residents, buildings, etc. within company guidelines and procedures in order to minimize liabilities (i.e. criminal activity on community, employee /resident injuries, fires, floods, etc.)
• Represent the company in the highest professional and ethical manner at all times.
• Perform other tasks assigned by the Department Head.
• Provide Management with the required reports periodically
