Property Manager

Job description / Role

Property: Radius City Logistics DIP-2
(34,000 sqm temperature-controlled warehouse with offices, on site 5 ha and it’s infrastructure)
Based in: Property Management office, at RCL DIP-2, Dubai, UAE
Reporting to: Executive Management

Job Duties:
• Management of newly built Warehouse asset and its site, located in DIP-2, Dubai.
• Taking over the Asset from Construction stage, and proceeding with Operations.
• Organizing and Running maintenance & Operations (Site, Warehouse, all Tech objects, etc.). Preparation of maintenance plans, organizing works, checks, inspections, etc.
• Managing small inhouse team (Engineers, Secretary), and also 3rd party service providers (Security, Cleaning, etc.).
• Tenants: Leases administration with Tenants: Communications, Onboarding, Day to day support, and Off-boarding, once lease is finished. Observing rent collections, and follow up if needed (in coordination with Finance dep. and accounting teams). Serving as the primary liaison between owners and tenants to resolve complaints, handle inquiries, and improve retention.
• Vacancy filling: Support Leasing team with needed inputs for vacant space marketing initiatives.
• Legal & Regulatory compliance. UAE & Dubai Laws: Ensuring all operations adhere to local and national regulations. Health & Safety: Maintaining property compliance with OSHA standards, fire codes, and other safety regulations. Communications with local Authorities, and inspections (like DIP, DCD, DEWA, etc.).
• Budget planning / Execution reports (yearly, quarterly, monthly). Preparing annual operating budgets, tracking expenses, and providing detailed financial reports.
• Tax & Insurance: Overseeing property tax payments, insurance renewals, and maintaining all required financial records.
• Preparation of Monthly Reports on Operations.
• Participation in selection (Tendering) process of Vendors, and Service providers (3rd parties), and preparation of such requests / reports drafting.
• Preparations & organizing all needed documents for the Operations, Property management, and Facility management.
• Property inspections: Performing regularly walkthroughs of units and common areas to identify repair needs and ensure safety compliance.
• In case of alterations request from the Tenant, review such plans, and inform about it.
• Organizing and keeping in order all files & documents, related Asset.

• University (higher education: Engeneering / Management / Construction).
• 7-10 years experience in Dubai (UAE) on the similar positions as Property manager (warehouse / logistics assets).
• Good management and communication skills. Well organised person and good leader, who may run internal team and service providers.
• Good English language knowledge (speaking / writing). Arabic language knowledge would be a plus.
• Engineering background & experience.
• Experience of using cloud services and programs, for running property management operations.
• Knowledge of Autodesk Construction Cloud.

Salary:
AED 15,000 to 25,000 per month inclusive of fixed allowances.
