Job description / Role

Employment: Full Time

Job Purpose: To undertake the long term planning related to the properties under supervision, minimise reputational, operational and financial risk and supervise the day to day activities of the section assigned typically for an assigned 100,000 units.

Main Tasks and Responsibilities

Management
- Manage a section of the Property Management function in a safe, systemic and and effcient manner. Manage and control the long term operation and day to day activities of the section. Performs management duties and exercises financial authority at the level established by the Board of Directors for the position.

Forecasting and planning
- Develop a financial forecast of requirements and prepare an annual budget, schedule expenditures and analyzing variances with the follow through to initiate corrective action.
- Undertake a variety of planning task for the assigned properties

Rent review mechanisms
- Establishes rental rate by review by surveying local rental rate calculating overhead costs, depreciation, and profit goals.

Risk
- Assesses risk operational and financial risk for each property and act within the Compliance and operational policies of ADCP.

Team supervision
- Manage teams of property coordinators to follow up on day to day issues including:
- Tenants and rent reductions/waivers
- Due diligence on key cases
- Collection Initiation
- Property transfers
- Premises and unit checks
- Report generation

CSR
- Manage all social housing issues within the framework of the ADCP corporate Social Responsibility Policy.

KPI’s
- Achieve or exceed the performance indicated in the KPI’s
- Authorizes refunds and acts as a focal point for all issues requiring resolution

HSE
- Follows up on all HSE standards and ensure properties meet the established requirements.

Reporting
- Prepares weekly and monthly reports on the performance of the section assigned.

Team Management
- Coach and develop the team assigned.

Requirements

- A good college diploma in a business or administrative discipline a financial subject
- Member of the Royal institute of Chartered Surveyors or a similar Institute with appropriate standards of membership is preferable.
- At least 8+ years in all aspects of the property management business with at least 5 years in property management to diverse portfolio.
- Experience of the MENA region is desirable with the proven ability to manage complex and often interlinked relationships is essential.
- Excellent communications skills at all levels and across corporate bodies.
- Excellent written and spoken Arabic
- Good written and spoken English
