Job description / Role
Purpose: To be responsible for all aspects of leasing management, develop leasing plan to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan. Ensure selected retailer falls in approved tenant mix in line with business strategy and market demand and to achieve desired company business objectives.
Principle Accountabilities:
- Keep apprised of all leasing opportunities (vacancies and upcoming vacancies) at Al Ghurair Centre existing and expansion, their respective locations, sizes, MEP provision, adjacencies and all advantages and disadvantages.
- Determine the highest and best category and retailers for each opportunity.
- In as timely a manner as possible take the highest and best retailers through the sales process (Prospecting, Initial Contact, Sales Presentation, Overcoming Objections, Closing) obtaining necessary approvals along the way from the Vice Prsident and obtain a clean, signed lease at rates favorable to market conditions.
- Maintain detailed and timely records of the sales process for each prospect to ensure continuity in the event of any period of absence by the job holder and to ensure appropriate follow-up utilizing reminder features.
- Notify, then coordinate and follow up with the Tenant Coordination team to ensure the timely opening of retailers.
- Ensure that retailers requirements are fully met and complaints are handled effectively either independently or whenever required in coordination with other departments.
- Keep apprised of all retailers operating in the UAE; initiate and maintain relationships with appropriate level contacts in each assigned retail group.
- Coordinate with Operations department for planning, execution and approvals of all necessary Landlord's Works prior to Lease handover date.
Requirements
- Five to eight years experience working in commercial real estate with at least four years working in enclosed shopping centers and at least three years of experience working specifically in a leasing capacity.
- University Degree or equivalent in a business related discipline.
