Job description / Role
Job Purpose:
Assist in carrying out feasibility studies, valuations, assess potential investments viability and strategic initiatives, by using financial modeling skills and finance techniques to calculate returns, project & equity IRR, NPV, cash flows, terminal values, payback, debt-cover-ratios, discount rates / WACC, debt equity rations and cost, etc.
In addition, the role is also to support in the research and data gathering for analytical and reporting purposes.
Principle Accountabilities:
- Using Financial Modeling techniques, accurately analyze and evaluate the viability and feasibility of a potential investments and capital expenditure by calculating the Project/Equity IRR, NPV, Terminal Value, Cash on Cash Yield, Debt-Cover-Ratios, Project Payback and Free Cash Flow.
- Assist in updating current project financial models, and track and benchmark actual data to budget and update and benchmark latest forecasts
- Benchmark and analyze land plots, projects under construction and completed/operational properties based on clear KPI's and vs. strategic objectives set for property and portfolio, using latest market trends, forecasts and budget
- Tabulate data to serve various objectives such as; company monthly reporting, quarterly business reviews, and to enable the management decision making
- Assist in drafting investment assessment reports, internal memorandums, presentations and ad-hoc reports complete all project based deliverables
- Assist the functions within the department during budgeting process and during times of exceptional pressure and demanding strategic initiatives & projects
Requirements
Educational Qualifications:
- BA degree in Accounting and Finance
- Certified financial modeler with strong analytical skills
- Sound knowledge for basic finance and investment assessment concepts, along with ability to apply various techniques to assess investment feasibility & returns such as; NPV, IRR, Terminal Values, Discount Rates, Cap Rate, etc.
Relevant Experience:
Minimum 2-3 years experience in real estate modeling for a property developer, recognized real estate consultancy or real estate investment company
