Employment: Full Time

Senior Mall Manager (JBR)

The Mall Manager is responsible for overseeing all aspects of the mall operations including but not limited to tenant relations, marketing, events, promotions, control over the Retail facilities management and oversight of the building maintenance.

Key Responsibilities: Tenant Management

Operations
- Maintain relationship with tenants and act as the focal point for all tenant requests and complaints.
- Ensure that tenant operations are aligned with contractual requirements and mall operating policies.
- Monitoring of tenant fit-out activity to ensure completion within contractual timeframe.
- Coordinate with leasing team to ensure timely renewals.
- Monitoring of retail tenant performance & recommending for termination of non-performing tenants.
- Manage termination and exit formalities with tenant.
- Conduct annual customer satisfaction surveys in co-ordination with marketing and ensure that the required customer satisfaction levels are met.

Financials
- Ensure timely collection of rentals and various fees ( service fee, turn-over fee, penalties etc.).
- Resolve tenant payment defaults (bounced cheques, delayed payment) and ensure timely cash collection.
- Monitor tenant activities to ensure compliance with contract and mall management policies and procedures.
- Implement the Turn-over rent process and policy and ensure related financial documents are collected from tenants and the applicable turn-over fees are invoiced.

Mall Maintenance and Operating Budgets
- Coordinate with FM provider, Owner’s Association representative and various suppliers to ensure the upkeep and maintenance of the mall premises.
- Ensure all required maintenance contracts are in place and the service provider delivers services as per the set SLA
- Contribute to the development of Service provider SLA’s based on the requirements of the mall premises.
- Ensure accurate billing of service fees from Owners Associations and Co-ordinate with the leasing teams and finance to ensure related cost recovery.
- Prepare annual operating budgets in line with the business planning cycle.
- Monitor and report operating expenses(FM and utilities) on a monthly basis.
- Develop mall facility improvement plans in co-ordination with the technical team and establish the required re-investment capex and opex required to improve the mall premises.
- Recommend cost saving initiatives for energy and services.
- Ensure that all required insurances are in place for the operations of the mall.
- Ensure all HSE and QC requirements are met.

Marketing and Promotions
- Establish an annual marketing plan and events calendar for the mall in coordination with the marketing team.
- Ensure the implementation of the all marketing activities and events that shall improve footfall.
- Coordinate with marketing to ensure accurate and timely updated to the mall social media pages and web-site.
- Monitor mall footfall and visitor profile and recommend initiative to enhance the mall public profile and footfall.
- Ensure that the mall brand identity is maintained.

Revenue and Enhancements
- Identify short term leasing opportunities to maximize mall revenue
- Identify enhancements to the mall could boost revenue ( additional units, kiosks etc.)
- Coordinate with the leasing teams to ensure that the overall mall strategy and tenant mix requirements are met.
- Recommend changes to the mall strategy and tenant mix based on market conditions.
- Ensure that the mall operations and policies are aligned with market benchmarks and best practices.

General
- Ensure all mall management processes are accurately documented and required KPI’s are met.
- Ensure Monthly reporting on all mall management process KPI’s

Requirements

- Graduate in Business Administration. MBA is preferred.
- 7 years experience in Retail Properties Management, Property Management, Asset Management and at least 5 years experience in Senior Management.
