Job description / Role
The Senior Projects Manager will lead and oversee large-scale construction projects, ensuring they are delivered on time, within budget, and in compliance with industry standards and UAE regulations.
This role requires strategic leadership, risk management, and coordination with consultants, contractors, and stakeholders to drive project success from initiation to completion.

Description
General Responsibilities:
* Develop and monitor project time-lines to ensure successful execution.
* Implement quality assurance and document control procedures.
* Identify and mitigate project delays by coordinating with consultants, contractors, and internal teams.
* Conduct weekly meetings with project stakeholders to track progress and resolve issues.
* Review claims, update progress reports, and ensure legal and contractual compliance.
* Prepare and submit weekly and monthly reports, including project cash flow forecasts.
Project Initiation Phase:
* Review project briefs and assist in defining project scope and objectives.
* Manage design phases and provide technical oversight.
* Evaluate project plans, drawings, and tender documents, offering recommendations as needed.
Project Planning & Control:
* Support contract development and oversee project budgets.
* Review and approve Project Execution Plans, Risk Management Plans, Quality Plans, and BIM strategies.
* Oversee procurement processes and maintain efficient communication among stakeholders.
Project Construction Phase:
* Analyze tender documents, oversee baseline scheduling, and secure necessary approvals.
* Lead and coordinate project engineers, ensuring seamless execution.
* Attend and contribute to progress meetings with contractors and consultants.
* Approve Consultant/Contractor payments, review materials, and validate project organization structures.
Monitoring & Control:
* Implement and manage the Quality Assurance Plan, ensuring adherence to project schedules and risk mitigation strategies.
* Monitor compliance with contractual obligations and regulatory requirements.
* Oversee change management processes and track the validity of Performance Bonds (PB) and Professional Indemnity (PI) insurance.
Closeout Phase:
* Manage snagging lists and oversee final inspections.
* Coordinate warranty and defects liability processes.
* Ensure seamless handover to Facilities Management and Property Management teams.
* Finalize project records, contracts, and financial reconciliations.

Requirements:
The successful candidate is a highly experienced and results-driven project management professional with at least 10+ years in real estate or construction. Possess a strong technical background, excellent leadership skills, and a deep understanding of UAE building codes, contracts, and regulatory requirements. With a proven track record of delivering complex projects on time and within budget, they excel in strategic planning, risk management, stakeholder coordination, and problem-solving.
