Technician / Associate Engineer HVAC

Job description / Role

Duties & Responsibilities:

• Review maintenance & operational data (Service Provider / Contractor) & Follow up the activities of the operation and maintenance with Service Provider or any other third party in order to assure that all activities are being carried out as per Etisalat standard and that KPI’s (Key Performance Indicators) are being met.
• Site visit and conduct site audit and report deficiencies to Service Provider.
• Prepare Management reports and failure / fault analysis
• Daily monitoring and follow up of pending alarms and call outs
• Receive, analyze, channelize, forward & follow up for the completion of QA Snags rectification.
• Follow up for the completion of Preventive and Reactive maintenance works.
• Daily monitoring and follow up of pending alarms and call outs with service provider.
• Receiving monthly FM Service Provider reports and review, prepare KPIs, provide feedback and comments if any and reporting to higher management.
• Participate with HO tender evaluation committee as an evaluation member.
• Preparing of Operating Budgets & support Capex budget preparations.
• Maintain data for E&M-related “Fixed Assets”.
• Maintain and update Equipment asset data & spare capacities of Air-conditioning, Chiller Systems.
• Maintain and update fixed assets and ensure maintenance of records by Service Provider.
• Ensure maintenance procedures, methods and practices relating to Air Conditioning, Mechanical & Electro-Mechanical assigns work priorities and maintenance activities in order to comply with international standards and recommend measures to enhance efficiency, reliability and productivity.
• Interface effectively with concerned Engineering sections in order to update O&M standards in the Region.
• Supports trouble-shooting activities in the Region and coordinates effectively with suppliers, contractors/consultants and HO Engineering Divisions as required.
• Reviews analysis of consolidated Engineering reports and submits routine and special reports in respect of operations and maintenance of Data Centre, Telecom buildings, reviews key/critical issues and resolves them in coordination with Service Provider, Contractors and Management.
• Initiate procurement, mobilization to work sites and the utilization, documentation and handling of stores, spares, tools, test equipment and mechanical aids.
• Keep abreast of the technical developments in the field of technology, FM services, maintenance of Air Conditioning, Mechanical & plumbing & E&M systems and services.
• Ensure that Etisalat quality standards are adhered for all activities carried out by service provider or a third party.

Requirements

• Prepare Management reports and failure / fault analysis
• Condition monitoring, Monitoring efficiency & capacity management, Asset Life Cycle management etc.
• Daily monitoring and follow up of pending alarms and call outs.
• Coordination with all concerned parties (Service Providers, Third party Contractors, Regional Management) to facilitate the normalization of sites during failures/crisis situations.
• Operation and maintenance of Chiller, FAHU, AHU, Heat Recovery, Heat Wheel, Heat Pipe, De Humidifier, Humidifier, Heater, FCU, DX Split Units, VRF/VRV, Extarct, Smoke Extract

Quality:
• Ensure implementation of “Quality Standards” as per Etisalat & International standards for Operation and Maintenance activities (Air-conditioning, Mechanical, E&M).
• Coordination with all concerned parties (Service Provider, Q&A, Third party Contractors etc.) to force the sites inspections findings (QA, Site audits etc.) in order to keep the sites free of snags.
• Monitor and ensure disaster management tools & procedures are in place to manage failures/crisis.
• Conduct random site visits, systems inspections (Site Auditing), report deficiencies, follow up for clearance with Service Provider, and other concerned parties.
