Job description / Role

Employment: Full Time

The AUIB Auxiliary services Facilities Manager will report directly to the Auxiliary services Director. The candidate will work primarily assisting and managing the departmental services across the broad spectrum of auxiliary services and site management of the AUIB campus. This will include covering all aspects of the operations and management with the focus on building management. As this is a new department the tasks will be subject to changes as the department grows.

Job Responsibilities:

• Manage and oversee the operation of the AUIB site, ensuring management practices within the site management and the promotion of good health and safety practices.

• Management of the AUIB buildings operations.
• Oversight of the operations and maintenance staff to include Supervising multi-disciplinary teams of staff include maintenance, grounds and engineering and ensuring that basic facilities, such as water and heating, are well-maintained.
• Manage the transportation sector maintenance facility, with oversight of the campus bus services plus the staff Golf carts system.
• This includes any issues of operational maintenance.
• Management and oversight of the workorder request system and ensuring it close out daily.
• Developing departmental policies and procedures for assigned areas of responsibility, establishing priorities for scheduled mechanical and electrical services within the area of responsibility, administering preventive maintenance programs for facilities, inspecting facilities to determine repair or replacement needs, and supervising the performance of emergency and routine maintenance on campus facilities within the area of responsibility.
• Helps to maintain a safe campus environment by ensuring all Fire Protection Systems such as fire panels, smoke/heat detectors, sprinkler systems, and pumps are maintained in accordance with the applicable National Fire Prevention Association (NFPA) regulatory requirements and industry standards and ensures all emergency generators/power systems, rigging systems, and elevators are properly maintained in accordance with industry standards and are operational at all times.
• Assists the Director of Auxiliary Services, with strategic planning for the improvement of University physical facilities by developing long range plans for upgrading electrical, mechanical, and structural systems and recommending replacement of mechanical shop equipment.
• Ensures that all foremen are provided appropriate direction, leadership, guidance, support, and training to enable the advancement of their knowledge and experience in the operations of the overall campus mechanical systems environment.
• Ensures that the work performance of employees in the area of responsibility and maintenance zones or sections as a whole meet University standards and expectations and by spot-checking work in the field, evaluating the quality of the work performed, and coordinating with the Maintenance, and Utilities supervisors, the foremen
• Serves as a project manager and coordinates and sometimes, directly supervises, the performance of emergency and routine maintenance on campus facilities.

Requirements

Skills:

• Strong communication skills.
• A relevant degree or at least 7 years of relevant experience in the field of facilities management of large sites/campuses.
• Good motivational skills.
• Strong communication skills across multidiscipline groups.
• Exceptional organizational skills.
• Awareness of internal and external departmental needs
• Helpful friendly manner
• Computer skills in both words, excel and PowerPoint software
• Ability to read and write English. Arabic language skill an advantage
• Ability to work alone and not under constant supervision.

AUIB is an American-style, nonprofit university located next to the Baghdad International Airport in Baghdad. The university opens for students on Jan. 17, 2021, with the College of Arts & Sciences, College of International Studies, and the College of Business.
