Job description / Role

Employment: Full Time

- Assists the Head of Maintenance Unit in the daily management of the operations and maintenance activities for the designated facility/site to ensure that the facility is running at the optimal level in accordance with Facilities Management’s (FM) Operation Procedure Guide (OPG), ‘HSE’ Manual and other ‘QM’ policies, procedures and guidelines.
- Manages the designated FM and contractors’ staff.
- Produces daily/weekly/monthly progress reports covering MEP related operations/maintenance, cleaning and landscaping services, and ensures service providers are up to date on the assigned jobs.
- Assists in the operation and management of the Building Management System (BMS), Building Information Management (BIM) and Computer Aided Facility Management (CAFM) Systems, and Enterprise Resource Planning System (ERP).
- Assists in the Planned Preventive Maintenance (PPM), Corrective Maintenance, Emergency/Breakdown Maintenance and the Condition Based Maintenance activities of the associated Equipment/Facilities to ensure that the work progress is accordance to the plans and the budget.
- Assists in the area of Systems Strategic Planning and constant monitors the obsolescence of the systems and initiation of timely action for the upgrading of such systems.
- Assists in enhancing QM’s Facilities Management operations by implementation of Reliability Centred Maintenance (RCM), Sustainable Energy Management and any related methodology/principals. For the energy conservation initiatives, reviews the monthly reports indicating water, electricity and diesel/gas consumption details and recommends necessary control measures to reduce the consumption of energy and water by way of set point adjustments, power factor adjustments and use of better Star Energy equipment.
- Participates in the Root Cause Analysis related to the failures and breakdowns of the equipment as well as failures and breakdowns in the chain of command and communications. Analyses cases of “Near Misses”, “Accidents” and “Incidents” with an aim to mitigate the possibilities of re-occurring of such “uncalled-for” events.
- Assists in the management of the warranty claims and renewal of the warranties for the designated site.
- Coordinates with the procurement of fast moving spare parts, and initiates and supervises site enhancement small projects.
- Interprets built drawings and supervises any changes to the building fabric.
- Assists in the production of Scope of Work and subsequent evaluations of department related tenders.
- Provides inputs towards the preparation of department’s annual Capital and Operational budget. Works within the approved budget for the year.
- Assists in taking over of the newly constructed facilities from the contractor and commissioning of such facilities.
- Pro-active role in the management of HSE related regulations to ensure a total compliance to the HSE guidelines in day to day operations.

Requirements

- Preferably presently residing in Qatar.
- Supervisory experience related to the operations and maintenance activities on large facilities.
- Bachelor of Science in Engineering discipline.
- Membership of a professional institute is desirable.
- Minimum of 5 to 10 years in of Facilities Management experience.
