Senior Director - Design

Job description / Role

Purpose
Lead all design stages of all projects (from concept design stage up until working drawings) and ensure adequate support is given to project management in the construction stage, while ensuring quality and abidance to the relevant sections of the approved Asset Business Plans (including pre-concept design, design budget, and design schedule).

Description

Strategy, Leadership and Sustainability
- Develop and implement the departmental strategy in line with the directorate strategy.
- Lead the department to ensure the achievement of objectives in due course, cost and quality, while maintaining sustainability across the departmental functions, projects and resources
- Assist in the implementation of corporate sustainability initiatives

Operations
- Oversee the Master Planning, Architecture, Interior Design, and Engineering for all projects through the concept schematic, detailed, and working design phases (based on defined pre-concept designs in the Asset Business Plan).
- Provide input to Development Management for pre-concept development and development brief/ asset business plan (IREP stages 1 & 2 as needed).
- Ensure coordination with Development & Asset Management. and Commercial for design input and comments on design submittals across all design stages and manage approvals of designs by Projects Steering Committee.
- Ensure continuous improvement of design quality standards and guidelines.
- Develop the scope for the detailed design section of the RFP required for the Stage 2 design competition (concept design onwards) and conduct the technical evaluation of bids.
- Liaise with the project management for the scoping of the design responsibilities of the PMC and technical evaluation, and ensure the review of the PMC technical evaluation for design subcontractor bids (if required).

Responsible for the management of design consultants and PMC design related activities, to ensure the following:
- All drawing submittals are in line with technical specifications, overall asset concept/ strategy, and contractual deliverables and any deviation from standards is highlighted and addressed
- Value engineering ideas are identified to cut costs/time and presented to projects
- All design activities are performed according to approved design budget
- Design activities are being performed according to approved design schedule.

- Ensure the coordination and alignment with the project management and the respective Development Management for major design changes/ changes in schedule that have an effect on overall schedule and asset design.
- Coordinate with Sustainability to develop & implement sustainability initiatives across all design stages, plan & apply for LEED certification with support of PMC and EA, and ensure compliance
- Ensure logging of all changes and variations throughout design process in coordination with the PMC
- Ensure provision of support to project management during execution by Design
- Coordinate transition from Design to the project management by ensuring smooth handover of drawings.
- Approve mock ups, show apartments/ villas for final implementation on the ground
- Oversee development and maintenance of a database/ repository of architectural language and perform the role of custodian.
- Ensure liaison with all stakeholders on all architectural language developments and evolution, capturing of lessons learned.

Requirements

Minimum Qualifications:
- Bachelor in Architecture/Construction Management/Engineering or in a similar discipline
- Professional Memberships/Certifications

Minimum Experience:
- 15 + years in Design/Architecture with at least10 years in a senior management role
