Key responsibilities:
- Shall be assigned either a day shift or night shift hours.
- Will monitor, diagnose, and respond to alarms, and coordinate complex responses to location emergencies, e.g., fire, power-outages., etc.
- Utilize the building management system (BMS) to troubleshoot and diagnose systems like air handlers and chillers; evaluate ventilation and cooling problems, and determine appropriate corrective actions, including issuing work orders and communicating with maintenance technicians.
- Read and interpret graphics and systems of operation and make necessary system adjustments via the BMS.
- Maintain data records of all calls, alarms, and actions taken.
- Closely work with HVAC field technicians to facilitate repairs and maintenance of HVAC equipment.
- Day-to-day monitoring and maintaining of BMS system.
- Performs system checks, monitors and responds appropriately to alarms, and interprets trending data.
- Document changes or modifications to the BMS systems, including programming or set point changes.
- Monitors building fire alarm panel, and other emergency related systems.
- Monitors BMS integration with Lighting control, Electric power control, Heating Ventilation & Air Con (HVAC), Security, access controls, Fire Alarm, Fire Protection, Elevators, Plumbing and CCTV.
- Monitor the operation of the HVAC control systems, and report/record abnormalities.
- Adjust variables and provide adjustment as required to ensure systems are operating correctly within parameters
- While on duty, respond immediately and efficiently to emergency situations and customer concerns.
- Monitor and record values of HVAC systems to build up a database of records to provide data for energy efficiency improvement.
- Analyze the behavior of the plants with respect to the set points and setting up the various control parameters.
- Promptly report all accidents, injuries and unsafe working conditions or practices.
- Participate in the Health, Safety & Risk programs including toolbox talks, health safety and environmental training related to work activities.
- Provide a high level of customer service to the client and site personnel.
- Reports to Facilities Supervisor.

Requirements

Qualifications:
- Training certificate in building maintenance services or other relevant and recognized qualifications.
- Technical Diploma holder.
- Good level of English language; written, spoken, and read.

Skills & Experience:
- Strong computer literacy, including Word, Excel, Outlook, and the ability to learn and use other common business applications.
- Experience in a maintenance customer service environment.
- Relevant experience as a BMS operator, preferably within a commercial working environment.
- Experience in HVAC systems, chillers, and electrical systems.
- Able to foster good relations with colleagues and be a good team player.
- Technically competent with a technical understanding of buildings MEP systems.
- Technical and safety awareness with a clear understanding of electrical safety, permit to works, processes, and procedures.
- Is aware of, adheres to, and supports all HSE policies and procedures.
- Works efficiently and effectively under pressure and in emergency situations.
- Sense of urgency and attention to detail.
- Ability to sit for long periods of time, and comfort working alone in a secured office environment.
- Knowledge on hardware and Software operation, like ALERTON, SIEMENS, HONEYWELL, SCHNEIDER, JOHNSON CONTROLS, etc. BMS Systems
- Understands the operations and maintenance of BMS.
- Basic knowledge of reading building drawings and understand engineering documents and its functions.
- Should be an excellent coordinator.
- Flexible to changing working hours, night or day shifts.
