Key Role and Objective

The principal function of this position:

· The Project Manager – Buildings is responsible for the overall technical coordination and commercial leadership and overall management of the building projects in Khobar main office.
· The Project Manager is the key representative interfacing and responsible to the Client for the outcome of the project. The Project Manager is to forge and develop a reputation for quality building design, on-budget and on-time delivery with key building Clients
· The Project Manager will also be responsible for assisting the Architectural Design Team Lead in the preparation of quality technical and commercial building proposals and for the financial management and performance of the building design elements of the contracts awarded.

Key Areas of Responsibility

The priorities of this role include:

· Reports and is responsible to the General Manager technically, strategically, tactically and commercially for the performance of the project buildings under design
· Reports to, and liaises with the General Manager for all day to day building project design issues
· Manages, coordinates and monitors the delivery of technically correct high quality, innovative (where necessary), appropriate and stylistically pleasing architectural, structural and building services solutions for the buildings under design
· Responsible for liaising with all the Design Team Leads to ensure adequate staffing levels are available for the building projects under his management, such that the design can be delivered on time
· Responsible for organizing, coordinating and final checking of the deliverable packages including designs and bidding documents at the various stages up to IFB and IFC.
· Also responsible for ensuring satisfactory coordination and interfacing of all engineering and architectural disciplines. The end-product building designs, drawings and specifications are to be fully coordinated and quality checked and free from any error or interfacing issues
· Leads and promotes the continuous improvement of the FAEC Quality Management System in respect of the building projects under design
· Organizes the preparation of any project presentations internally and externally as required during the execution of the project
· Determines whether Client instructions or requests comply technically with the scope of services utilizing all relevant information and documentation
· Ensures requirements of the Client’s project management representatives are adhered to in respect of all technical and contractual aspects including comments and ensures speedy and satisfactory closure by the architectural team
· Prepares any necessary documentation to enable the General Manager to discuss any issues with the Client arising from project disputes where necessary
· Ensures all design team staff satisfactorily and correctly record all project productive time inputs to the appropriate job codes for time capture, budget and commercial monitoring purposes
· Undertakes the preparation of any necessary Change Notices on the design scope of work where appropriate for approval by the General Manager and submission to the Client for agreement
· Monitors the performance of individual design packages and advises the General Manager of the necessary actions to ensure that they meet or exceed the financial targets for the packages.
· Assists the General Manager and Finance Manager with any issues regarding debts and major claims for extra fees.
· Deal with any other duties that may be reasonably assigned from time to time by the General Manager.

Salary:
SAR 23,000 to 28,000 per month inclusive of fixed allowances.

Requirements

Key Requirements and Characteristics

The ideal candidate should possess and be able to demonstrate the following skills and knowledge, aligning with the key areas of responsibility:

· Excellent leadership and team building skills and proven track record in the development of high performance teams. Must be a committed team player.
· Technically highly knowledgeable and experienced in a high-level capacity on large projects over a wide variety of building types and architectural styles in a consulting engineering environment.
· Proven experience as a Project Manager, Team Leader, or similar with a wide variety of building design, coordination and management experience including major public buildings, large housing estates, residential and mixed-use tower blocks, health facilities and hospitals, schools, recreational and commercial buildings and high-rise developments.
· Highly personable with excellent written and verbal communications skills in English.
· Highly organized and motivated, a self-starter, innovative and proactive.

Minimum Qualifications and Experience

The minimum required qualification and experience for this position is as follows:

· A BA or BSc Honours Degree or MSc Degree in Architecture from a highly recognized and leading university.
· Minimum of 20 years appropriate experience with 8 years of project management experience of which 3 years should have been spent in the Middle East and ideally 2 years proven project management experience with the Royal Commission of Jubail or Yanbu, SABIC or ARAMCO.
· Proven experience in the development and improvement of building aspects of a Quality System fully compliant with ISO 9001
