Employment: Full Time

The role will be part of the Commercial Assets Leasing Team that sits within Design & Development. They will be reporting directly to the Senior Director of Commercial Asset Leasing, driving special situations leasing activities, business development, and transaction management.

Our client is involved in one of the biggest real estate developments in the KSA region with a focus on various different asset classes across a large area. The different asset classes include Cultural and Historical, Retail and Lifestyle, Hospitality, Education and Live and Work.

Description

* Develop and implement suitable leasing strategies that ensure a high leasing rate while remaining competitive and ensuring revenue maximization in line with set targets.
* Develop leasing rates matrices and manage leasing rates in line with current and changing demand and market trends.
* Manage the identification, negotiation, and closing of contracts with relevant local and international tenants for leasable assets.
* Qualify prospective tenants, understand the nuances of their needs, and discover their decision drivers.
* Assess client requirements, initiate & maintain client interactions, provide inputs on pricing, and lead in proposal preparation and discussions.
* Coordinate with the Marketing & Branding function to develop and execute marketing strategies for leasable assets. Manage the preparation of marketing materials such as presentations, proposals, etc.
* Ensure that lease management is carried out effectively to maximize occupancy, renewals, and lease returns.
* Liaise with the Development, Strategy, Legal, Asset Management and Finance functions to review any special contract cases and obtain a relevant required expert-level opinion to protect the company's interest.
* Conduct research to obtain information on competing international lease rates and other trends that affect occupancy/rent across the various projects.
* Develop quantitative portfolio analytics for leases, identify areas for improvement, and derive actions and recommendations to optimize leasing processes, and maximize revenue generation.
* Provide support to the Development function while defining leasing & pricing targets during the development of business cases and feasibility studies based on a solid understanding of the market.
* Educate and guide prospective tenants on the process and available asset options and arrange and carry out viewing tours.
* Develop profitable and long-lasting business relationships with tenants, as well as anticipate and respond to tenants' needs and concerns.

Requirements

The successful candidate will be strong in Leasing, especially special and unique leasing situations, with a focus on large and complex projects. Strong leadership skills and management skills are required.

* Minimum of 15 years experience as a leasing & transaction professional in international markets, preferably leasing commercial assets for an international developer/landlord.
* Experience in marketing and branding preferred.
* Deep understanding of key aspects of the leasing process including referencing, deposit management, feasibility, etc., and ability and desire to build out internal processes and systems in these areas.
* Strong organizational, execution, and time-management skills.
* A demonstrated eye for design and aesthetics and an interest in building a successful, differentiated real estate brand.
