Job description / Role

Employment: Full Time

Main Responsibilities Include but Not Limited To:
- Prepare comparative market analysis to keep up to date with the market trends, upcoming property developments, and average rental prices along with maintaining appropriate records.
- Conduct feasibility studies on varied investments for business expansion; provide timely reports to the management.
- Assist the property manager to develop and nurture an agency network to work closely with for the company’s new projects and / or any vacancies across the board.
- Manage and direct the daily activities of the property team in achieving the leasing goals set by the property manager.
- Manage the overall activities relating to the new contracts, renewals and follow up on expired tenancy contracts, outstanding rental payments and related documentation to minimize and financial impact.
- Establish and maintain effective relationships (internal and external) to facilitate business and address any issues or challenges.
- Verify the accuracy and completeness of the documents before sent for CEO’s signature.
- Ensure regular payments to vendors and utility companies to avoid penalties.
- Work in conjunction with the facilities management team to report maintenance issues, follow-up satisfactory completion.
- Liaise with the legal department to report, follow-up and update on cases where legal action is required, including but not limited to returned payments, tenants abscond, non-payments, breach of agreement.
- Establish and maintain a comprehensive reporting system on a monthly basis for all leasing and property management activities – occupancy, rental income, client satisfaction and complaints.
- Handle client escalations and resolve complaints in a timely and efficient manner to deliver exceptional service to clients.
- Monthly visit to all the properties to ensure the up-keep of the property and staff adherence towards company policies and procedures.
- Renewal of all building insurance policies for the properties by way of sourcing reliable and cost-effective vendor quotes. Monitor the vendor and evaluate their service on bi-annually basis.
- Supervising of property executives to ensure quality of work, performance and services to all our customers.
- Ensure through continual training and counseling, that the team provides the highest caliber of service to the potential customers.
- Maintain a flawless communication stream throughout the department.
- Direct and review the continuous improvement of leasing and property management practices taking into account “industry best practice”.

Requirements

The AMP is responsible to ensure maximum occupancy of the property portfolio while delivering efficient property management service to the clients. He/she will be responsible to supervise the daily ground-level operations and report to the Property Manager. The candidate must possess a positive attitude with strong leadership skills to guide the team through their challenges and mentor them to bring out the best in everyone.
