Construction Manager

Job description / Role

• Reviews Project Plan, Scope of Works, Specification and Schedule. Identifies possible Project Cost Savings measures, possible variations to Project Scope of Works. Identify potential Construction Risk and Problems.
• Prepares Project Time Schedule and Resource Plan.
• Identify potential risks impacting the project schedule and take necessary action.
• Assists in preparation of project budget. Prepares general condition to budget.
• Assists in mobilization / assembly the job site office and equipment requirements.
• Communicate with main contractor and design team, inter-department and with other trade.
• Expedites all shop drawings, high quality material procurement plan data sheet, mock up and their approach.
• Monitors and maintains the proper construction schedule on a weekly basis.
• Raises and discusses relevant issues at the job site meetings.
• Identifies all variations to Scope of Work and maintain current variation order log.
• Monitors site safely and ensure that the main contractor’s project requirement for the HSE enforced.
• Ensures completion and tracks all independent testing and inspecting as required.
• Maintains control and responsibility for the security and operation of directly owned equipment in the job site in conjunction with site staff.
• Controls and monitors site labor, material request and equipment expenses to be able to deliver the materials on site on the right time.
• Controls and checks material delivery on site.
• Ensures that as built drawings are prepared in an ongoing basis, during construction and issues final close out to main contractor accordingly.
• Communicates notifications to clients, whenever necessary, in terms of potential change in scope of work. Schedule, variations, EOT contractual obligation and any other areas affecting the project or company interest.

Requirements

• MUST have proven experience in the interior fit-out field
• Experience in Hospitality, VIP Villas and Palaces
• Minimum 10 years experience with 5 yrs in U.A.E.
• Must have good subcontractor management skills
• Must be organized
